Jerry Low is the Acquisitions Director for Vitus. He identifies and sources various stakeholders, such as property owners, property managers, real estate brokers, public agencies, and others with whom he negotiates and structures affordable housing preservation transactions. He has 15 years of experience in affordable housing and over 30 years of experience in sales. Prior to joining Vitus in 2014, Jerry was a real estate broker, underwriting affordable housing property valuations and handling listings nationwide at CBRE and Apartment Realty Advisors. Before earning his Master of Science in Real Estate & Construction Management from the University of Denver’s Daniels College of Business, Jerry was a licensed stockbroker, buying and selling securities for clients. He earned his Bachelor of Arts in Finance from the University of Washington’s Foster School of Business.Jerry serves on the National Leased Housing Association’s board (NLHA) and is an active member of the National Housing & Rehabilitation Association (NH&RA), the National Housing Management Association (NHMA), and the Southeastern Affordable Housing & Management Association (SAHMA). Work with these affiliations keeps him at the forefront of policies affecting HUD and Section 42 properties. New business generation (cold calling) and general marketing tasks.Prepared and distributed marketing materials/packages. Analyzed complex real estate transactions involving partnership interests, general partner interest and LIHTC issues. Created and coordinated marketing campaigns and called upon affordable housing owners/developer buyers to market properties.Responded to buyer questions regarding properties and overall affordable real estate market.

Responsible for management of real estate assets held in a variety of trust accounts. Supervised the planning, budgeting and control of operating and capital expenditures. Performed and prepared investment risk analysis, financial property reports, developed and reported recommendations to the trust real estate investment committee and bank officers.Reviewed and reconciled rent, expenses, and common area maintenance (CAM) recovery charges.Administered the collection of rent, expenses and compliance with lease terms.Responsible for lease negotiation, lease abstraction and maintaining the lease data-base for all income-producing properties.Inspected properties regularly, and made appropriate recommendations.

Created sophisticated cash flow discounting models used in the acquisitions, leases, analyzed leases, financial statements, environmental, survey and title review, income analysis, and physical assets in the underwriting and due diligence process.Evaluated investment yields, NPV, IRR and profitability of potential industrial real estate investment using Argus, Excel and Yardi. Prepared, distributed, obtained signatures, and mediated discussions related to estoppels and SNDAs from customers.
