Complete Project Management of 16,000 square foot single family residence and tenant renovation including pre- construction planning and permit acquisition to project construction. Coordinated with design team to complete design documents for a timely submission to the appropriate municipality to obtain permits. Created a detailed line item cost analysis and construction schedule for a $9 million multi-unit condominium renovation including civil/site work, landscaping, structural, roofing and interior finish work.

Asset management of various privately owned and bank owned properties from vacant lots to fully functional HOA/COA communities including management of various construction projects as necessary to maintain or improve the condition of the property. Managed the renovation of the HVAC system in a 20 unit building with various side projects such as kitchen and bathroom renovations. Managed vendors and suppliers in the day to day operations of up to 12 properties simultaneously including real estate brokers and client visits of properties available for purchase.

Assisted in the management of several large scale construction projects in the greater Miami/Ft. Lauderdale area including the simultaneous construction of two mid-rise hotel buildings with a total of approximately 170,000 square feet and 281 guest rooms; a high-rise condominium consisting of a 27 floor, 267 unit condominium tower with a 4 floor precast parking garage and associated site development; a multi-phased, multi-building mixed use project with an 8 floor shared parking garage for a total cost of approximately $150 million. Managed the document control process while developing subordinate's skills to a point where they could efficiently manage the process on their own by the end of the project. Continued to meet milestone dates in lieu of the slowed economy and the tendency for subcontractors to slow production as a direct result of the economy while still providing a high quality product. Reconciled the change management process (300+ changes totaling approximately $8.5M for a single project) within 7 months. Finished the buyout process for $7 million worth of contracts in 3 months in a market that was notorious for delayed responses by subcontractors. Assumed a design build role to aid in expediting architectural "fixes" needed to keep the project on schedule. Managed containment and remediation of water intrusion to 20% of the project which resulted in a 0 day impact to the project schedule and $0 cost to the owner.
