As a Senior Preconstruction Manager, I’m responsible for ownership of the entire preconstruction process for our clients and their programs across the United States. Having spent many years within the commercial & multifamily estimating community, I’ve built upon this experience to become an expert in true preconstruction services especially at the early conceptual stages. My role depends on forming an understanding of the project by first developing an understanding of the owner’s business and their goals so I can align the project to match. I work closely with Project Managers, Architects, Engineers and Clients to oversee the preliminary, SD, DD & CD phases of program development. As a Senior Estimator I was responsible for new and ongoing projects with clients and vendors. I was tasked with managing project leads, performing take-offs and estimates on the larger and more complex projects, submission of proposals and bid packets, attending job walks, maintaining our bid schedule, negotiating projects, and tracking multiple concurrent projects from initial stages to successful completion. It was my responsibility to coordinate RFI’s, Change Orders and the due diligence on every project while updating the operations lead during weekly meetings on upcoming projects. Additionally, I was responsible for tracking and getting weekly updates on all my pending projects until they were awarded as well as tracking the overall success of our group. Within my 1st 100 days (Excluding weekends) at Precision Demolition, I had personally estimated, bid, and submitted to owners 101 separate projects. My expertise at Precision Demolition included Selective Site Demolition, Paving & Utility Demolition, Structural & Building Demolition, Selective & Interior Demolition, Coordinating Environmental & Hazardous Assessments as well as Means/Methods/Pricing and coordinating Environmental & Hazardous Remediation as well as Means/Methods/Pricing.My project portfolio included several historical projects, hazardous remediation projects, airport terminals, civic & municipal projects, large commercial, mixed use and tenant improvement projects, numerous K-12 projects of varying scopes, healthcare, industrial & manufacturing, mission critical & data centers, stadiums & recreation facilities, retail, and banking.

While in Balfour Beatty’s Special Projects Group (SPG), I was responsible for managing the entire estimating process on every project that was assigned to me. My responsibilities included, but were not limited to, reviewing construction documents, and determining what subcontractors I would need to solicit, coordinating submission and leveling of ITBs, RFI, proposal and other documents in preparation of inputting them into my project budget tracker. I would additionally takeoff and establish my own independent estimate to have a proper leveling form for subcontractor bids. Additional services I performed included subcontractor procurement, scheduling, preconstruction development, value engineering and owner presentations of our program budgets. During my time in SPG, I worked closely with Subcontractors, Project Managers, Architects, Engineers, and Owners to align the mission of a given project or program which led me in becoming familiar with the Texas commercial construction market. My expertise included estimating divisions up to 34 in addition to overseeing the preliminary, schematic, design development and construction phases during pre-construction. I monitored design stages for potential problem areas or cost over-runs as well as lead the value engineering process to ensure the project stayed within the owner’s budget. In addition to preconstruction, I also supported business development and actively participated in business related events. Of the projects to come from SPG I was responsible for over $240,000,000 in estimated/won projects and have an extensive knowledge of the DFW subcontractor market.My project portfolio included new corporate builds, build-to-suit, mid/low-rise, mixed-use, tenant improvement, semiconductor manufacturing, fitness & recreation centers, retail centers, banks, and national bank branch offices.

As a Senior Estimator, I was responsible for the development of detailed cost estimates at different levels of completion (conceptual, schematic, design development & construction documents). Most of the estimates were completed without construction documents in which case I would walk the project to create detailed scopes of work based on my own condition assessment. After detailing the scopes of work and creating a complete project budget, I would coordinate review meetings between operations, sales, and my team to review our deliverables. Most of my projects were outside of the Dallas-Fort Worth Area which required that I travel. It was extremely common for me to have multiple flights a week across the country, sometimes same day trips to and from Texas and California. While working here, I continued to expand my skills at the national level which attributed to a network of national multi-family builders, vendors, and clients. My expertise relates to the pricing of construction and renovation multi-family projects around the country and if needed working with clients to develop scopes of work.

As an estimator working for a Granite Subcontractor, I was responsible for pricing countertops across a wide variety, especially multifamily, type projects. My role specifically had me dealing with the estimating, take off, onsite measurement and putting together of bids portion of estimating. My expertise includes the means, methods and pricing needed to complete these scopes on all types of projects.

While at Manhattan, I learned not only how they prepare estimates but also what programs they use, how they assign roles on a project and what checks they use to help ensure their deliverables are as accurate as possible. During my internship at Manhattan, I was assigned mainly to doing division 09 takeoffs, following up with the bidding subcontractors to confirm scope sheets and attending review meetings. I continued assisting in estimating, doing takeoffs and working within On Screen Takeoff until my internship ended.

Worked part-time assisting with hiring new members and allowing current members access to the facility.

I started in the field as a construction laborer and then worked my way up to assisting with drywall installation as well as acoustical ceiling tile installation. During this time, I would also pickup after hour overtime shifts doing small commercial demolition and/or cleanup of drywall materials left over from the day shift. Overtime I next was given the opportunity to work in the warehouse managing material inventory and delivering materials to jobsites. Phones were not what they were now, so I quickly learned the routes around DFW and spending my days moving material from the warehouse onto our trucks or picking it up from suppliers and delivering it to the jobsites. Once on the job, I would manually unload all the materials off our trucks and move them to a storage area onsite. Working my way up in the company, I began assisting and eventually estimating projects. Learning how to read ITBs, send RFIs, work with PDF drawings and also On-Screen Takeoff, this was my 1st role in construction estimating and is to this day a fundamental part of my career.
