I managed a 20 unit apartment complex, responsible for leasing, advertising, applicant screening, coordination with vendors, and tenants. Have achieved all leasing goals to date. Led the way in removing a bees nest with approx. 1million bees. Have coordinated large construction projects and painting with contractors and tenants I am responsible for day to day operations as well as long term goals of the Complex. There were 4 major aspects to my job: Maintenance, Residence, Management, and Vendors. I maintained the middle point for all of these parties and make sure that things run smoothly. Maintenance: I have an on-site maintenance manager who I relay maintenance request to and help preform those tasks. I have found that I am quickly learning plumbing, irrigation, and wood/dry wall repair. Residence: I handle ALL complaints, I am in contact with residence regarding house rules and responsibility. I am responsible for leasing all units in a timely manor. I have met 100% of my goals in the 10 units I have turned over during my 2 years. The "goal" being having the apartment accounted for 7 days prior to current tenant vacating the unit. I do not have control on the "market pricing" of the unit. I am given a price to work with and then go from there.Vendors: I am the middle man between the apartment complex, tenants, and vendors. I contact vendors and make sure they carry out their work to the standards set by CCA. I am was successful in removing a large bee hive that has been allowed to thrive for 3 to 4 years. Management: I must write leases, 24 hour notices, friendly reminders etc. etc. These files must all be kept and relayed to management. When something goes out to a tenant something also goes to management.
