Provide support of Integrated Facilities and Property Management clients and internal stakeholders related to optimization of JLL managed services operations and sourcing strategies. Responsible for delivering market, supplier and operational intelligence of services operations; Identifying and leading appropriate field resources to execute strategic initiatives.

Responsible for developing project scope, preconstruction services coordination, design review, State compliance, risk management, insurance, project estimating, project scheduling, contract bidding/procurement, contract execution, project supervision, budget management and accounting, project close out/warranty requirements.

Prepare, coordinate and execute difficult and unique contracts, formal bid solicitations and capital asset leases, on behalf of the University, in accordance with State and Federal statues, policies adopted by the Arizona Board of Regents as well as University policies and procedures. Responsible for the preparation, negotiation, coordination and execution of all contracts and change orders. As well as formal bid and procurement solicitations, updating and publication of the University Design Guidelines and Technical Standards, and additional planning, coordination, and oversight as necessary in accordance with State and Federal statues, policies adopted by the Arizona Board of Regents as well as University policies and procedures.

Assimilated assigned portfolio of a variety of separate assets (raw land, residential & commercial), identified key risk factors, developed and managed construction contracts to bring the assets to a marketable position. Marketability included reviewing the properties annual operating budgets for performance in comparison to original projections and evaluating for new trends in income and expense categories. Developed asset management strategies for individual assets, maximized profits and minimized potential liability.

Managed property and operations of an 80,000 SF mixed-use retail center, as well as the development and leasing operations for the additional phases of the retail center, encompassing an additional 200,000 SF. Responsible for generating the proforma of the operating budget for the properties, both operating and under development.

Assisted in the preparation of the construction budget and general contractor construction contract for the 100,000 SF office component. Served as the project manager during the construction phase of the office component. Responsible for a variety of analytical and administrative functions including budget preparation, bid submittal/review, Tenant Improvement Coordination, due diligence documentation and files for the acquisition/selling of property and permitting. Developed and implemented multi-budget management system to accurately track expenses, reconcile ledgers, update credit card statements, process financial transactions and report variances.
