Manage a portfolio of regional malls with responsibility for developing and communicating the overall long term vision for the property and creatively redeveloping underperforming retail and anchor space as well as vacant space with more productive and often non-traditional uses, repositioning assets that were once purely retail into mixed use destinations based on the strategic vision for the asset and understanding of the community and its needs.Cultivate relationships with all property stakeholders, including anchors, cities and community leaders. Work collaboratively with these groups to continuously improve assets and position in the market. Source new and creative uses for the property to drive new traffic, and ultimately increase demand for space and grow property EBITDA. Create relationships with new to Simon concepts and collaboratively structure deals for the mutual benefit of both parties. Manage the development process from initial concept/deal negotiation, secure capital via our internal capital committee and partnerships as well as public financing mechanisms, lead the entitlements process, and oversee planning process including design, engineering, and construction. Support Development by preparing cash flow analysis for development proposals using financial models and Excel for projects ranging from renovations to major big box deals to department store and major mall redevelopments.Prepare budget lookbacks and leasing schedules for approved projects to compare budget to actual costs. Prepare projected cash flows as requested for partners and other stakeholders. Created and maintain online training database for department, and wrote new and updated existing department procedures.Interface with people of all levels in various departments in the company to obtain and manage assumptions for development projects, and prepare development project presentations for executive management.
