While working full-time at History Matters, I was the primary researcher carrying out archival research, working especially with historic property, municipal, and personal records. I also regularly planned and executed site visits, locally as well as up and down the east coast.I also played a significant role in the production (writing and editing) of deliverables ranging from historic structure reports, National Register nominations, federal Historic Rehabilitation Tax Credit applications, Section 106 Review reports, and custom reports for clients ranging from Washington D.C. Department of Parks and Recreation to architecture firms and real estate developers. I continue to work with History Matters on a part-time basis, helping with Section 106 projects and research tasks as needed. I also help to shape projects at an earlier stage, including consulting on questions regarding appropriate technology and/or web-based platforms.

NHS is a community development and affordable housing organization that rehabilitates single-family housing for sale to first-time homeowners. It is also home to the state's first and only non-profit real estate agency, as well as dedicated housing counselors and community organizers. My role primarily entailed construction project management, including:• Assembling pre-construction funding applications (historic, lead, energy, state housing grants, etc), including preparing photography, drawing sets, and written construction narratives;• Managing day-to-day construction work, ensuring compliance with funding requirements; • Communicating with city and state agencies, homebuyers, contractors, and other partners throughout the development process; and • Preparing properties for closing, including the closeout of any funding applications, finalizing construction and sitework activities, and developing marketing materials.

A working class neighborhood in Northeast Philadelphia, Tacony is a holdout from Philadelphia's industrializing, immigrant heyday. Following the collapse of its real estate market during the foreclosure crisis, it is undergoing major socio-economic transitions. Tacony CDC's primary focus is on its major commercial corridor, Torresdale Ave, home to the city's best hoagies and a diversifying group of local business owners. While interning at the CDC, I:• Led outreach efforts and intake process for participants in Philadelphia’s Storefront Improvement and Safecam programs. • Coordinated a six-person team of volunteers to launch new promotional website for neighborhood; wrote organization’s blog content, newsletters, and social media posts.

The rail proposal was accompanied by comprehensive economic and urban development strategies for southern New England. This studio resulted in an ongoing campaign to lobby the Federal Railroad Administration for an alternative high-speed rail route to the one currently preferred by the agency.
