I manage the rehabilitation and restoration of Preservation Texas properties, covering design, contracting, project management, and budgeting, while ensuring compliance with local, state, and federal requirements.

I managed university capital construction projects across both the Monroe Park and MCV Campuses, with an annual average budget of $25 million. I coordinated planning, design, purchasing, and contracting for the firm’s real estate development and high-end residential construction projects ranging from $1-4 million. I prepared budgets and interior specifications, finish schedules, and coordinated purchasing and installation by subcontractors. I conducted product research and placement of purchase orders with vendors. I also managed general project administration such as record keeping, timesheets, expense reports, status reports, and client billing.

In this role, I managed the agency’s Capital Construction Program with a combined investment capital of over $7 million and verified contract conditions were met. I supervised all aspects of the development, bid solicitation, and contracting of final architectural plans and specifications for building renovation, adaptive reuse, and museum and visitor center renovations and expansions from concept to construction administration. I conducted research, coordinated detailed qualitative and quantitative information to support budget requests and recommend building and site improvements. I joined LMS to provide historic preservation expertise and technical assistance to city officials, downtown merchants, and building owners in support of improving the quality of retail and commercial space in historic buildings. I ensured the City of Laredo Façade Renovation Grant rehabilitation projects were executed within the approved time, cost estimates, and quality. Additionally, I developed the Laredo Historic House Handbook. The handbook guided owners on the rehabilitation process of their historic home and commercial buildings. Among the projects I managed during my time at LMS are: -American Legion Exterior Restoration-Bender Hotel Exterior Rehabilitation Visualizations -Old Richter Building Exterior improvements

In 2010, the NTHP (Washington, DC) created an innovative initiative to provide Historic Preservation assistance to the US-Mexico border. I was tasked with conveying to both local and national constituencies about potential business opportunities through rehabilitation of historic buildings in a complex and unpredictable binational region. I authored city surveys, urban analyses, and reports to identify portfolios of properties with redevelopment potential. I served as a liaison between the Trust and non-profit organizations, federal and state agencies for fundraising, administration, and implementation of the Trusts’ building rehabilitation grant programs in Texas. This role also required a heavy load of public speaking, media relationships, and community exposure.

With the RVF, I planned the Nelson Scenic Loop, a heritage tourism program to foster economic development in the Blue Ridge Mountains. To promote the program, I produced a website and graphic material and portfolio showcasing its natural assets. I also produced GIS maps of conservation districts, trails, and natural and historic resources in the area. Lastly, I surveyed 106 properties including 18th-century farmsteads and cultural landscapes for the creation of the South Rockfish Rural Historic District. This effort involved conducting public meetings with area residents to garner support for the implementation of the historic district.
