Tenant Construction Coordinator/Project Manager• Review Letter of Intent and/or Landlord Work Letter• Prepare Budget for Landlord Work to Finalize Lease • Develop Preliminary Lease Outline Drawings, Lease Outline Drawings, Lease site Plans• Work with Leasing Agents to complete Lease Documents for Construction• Manage and control Suite Numbers and Address for each Lease• Work with Architects and Engineers on Space Plans and Construction Documents• Confirm Governing Authority Documentation for all CDs• Prepare Schedule for Lease, as they relate to: CD’s, Permits, Build Out, Turn Over and Tenant Work/Fixtures• Develop RFP for Landlord Work Pricing on Construction• Write Contracts for Landlord’s Work• Receive, Review and Approve Tenant Plans• Track Permits, Inspection; verify workmanship and Tenant Opening Dates (both LL/TT Work)• Schedule Pre-Construction Meetings and Documents with GC, Tenant, Tenant GC and/or Property Management• Coordinate and/or Track Critical Lease Dates• Prepare Punch Lists, Track and Close• Receive TIA requests, confirm and/or gather Close Out Documentation for TIA Release• Confirm Square Foot Certifications, 1st Generation and/or Demised Premise• Update Site Plans• Bag and Tag completed Tenant Projects• Strong Communication with Governing Authority and Inspectors (through years of contact)• Interpret and Apply State Law, Local Policy and Administrative Procedures• Knowledge of Basic Building Design and Construction Systems• Knowledge of Construction Estimating and Procurement Processes• Manage Construction Budgets• Obtain, Review & Approve all Tenant Signage (and language to properly seal all penetrations)• Unit Cost Spreadsheet• CSI Code Spreadsheet to track G702, COI, NOC, NTO, Final Waivers, TIA and CMF• Spreadsheet to track all Utilities (locations, meters, pipe sizes)• Spreadsheet for Clear Height Schedules• Confirm all General Contractors and Subs are Licensed, Insured and no DBPR Complaint
