We are seeing increased complexity in mortgage lending and this has led to many borrowers finding it impossible to have their home loan needs met.For the estimated $370b of mortgages coming off fixed rates in 2023, many borrowers are expected to experience a minimum increase of 48% in their monthly mortgage repayments, with some facing increases of up to 291% per month. At WAVE MONEY, we believe that providing borrowers with the flexibility to move to or stay on interest-only repayments can provide the greatest relief for those facing significant increases.Unfortunately, this may not be an option for borrowers whose current lender will not allow them to extend or move to interest only repayments and refinancing to new lenders who have similar policies will not provide the necessary relief. Increasingly we will see instances of borrowers that have become “mortgage prisoners” with their existing lenders, unable to vary their existing arrangements and unable to refinance to a new lender to achieve more favourable terms due to the interest rate buffers applied by the lender that impacts loan servicing and results in a failed application. This is made worse when these borrowers have other mortgages or loans and the interest rate buffer of 3.0% is applied to these loans also.
