He also led the corporate vision which included institutionalizing the operating platform through best in class technology and business solutions and the development of a high-performance culture. The institutionalization required hiring top talent and fostering a collaborative high-performance culture. The introduction of new technology and business solutions were critical to executing operating excellence and generating key performance indicators for reporting and documenting the company’s financial success for investors.Dykstra was also responsible for curating a portfolio investment strategy to navigate the secular retail revolution affecting the shopping center industry. The restructuring of the portfolio included disposing of properties in non-core markets and acquiring internet resistant institutional quality properties located in primary markets in urban locations.Under Dykstra’s leadership, Westwood’s refinanced $400 million of secured debt by leveraging the company’s single ownership format and resulting balance sheet with market leading institutional loans with best rates and terms. He also secured a $100 million bank acquisition line of credit during his tenure.Dykstra reported to the board. He was a strategic, results oriented and tireless leader who led 60+ employees in 4 offices.

Dykstra served on the company’s Executive Committee which directed all major leasing, property management, asset management, acquisitions/dispositions, financing and talent decisions as the company navigated through great secular and cyclical retail industry changes and three recessions.He led the Investment Committee in investment management decisions directing strategic portfolio diversification by geography, market exposure, retail credit risk, and total return expectations producing risk adjusted returns. Dykstra directed the transaction team with as many as 10 professionals tactically executing the company’s investment, and expansion strategies for all core, core plus and opportunistic investing. Under his leadership the transactions team executed over 400 “on and off market” acquisitions and dispositions in over 50 US metropolitan cities.
