Established new residential real estate investment and development company that targets in-fill ventures within the northwestern suburbs of Washington DC. The company specializes in the construction of custom and semi-custom, luxury homes on both a pre-order and speculative basis.

Moved to Virginia to take over Woodside's struggling start-up Washington DC division. Increased annual home closings nearly three-fold while simultaneously reducing overhead expenses by more than half. Made DC division one of Woodside's most efficient in terms of operating expenses while also being ranked alongside the best in terms of customer survey results and other performance metrics. Managed division successfully during the worst national housing downturn in decades.

After working three months as a land acquisition mgr in Woodside’s Sacramento office, launched and managed a start-up division with three communities under construction in Daytona Beach, FL.

As manager of the land acquisition and development department, held the most senior position within the Sacramento, CA office. Land-related responsibilities included the establishment and cultivation of relationships with local land sellers and brokers, the conducting of market research, the inspection of properties, the performance of feasibility analyses, and the negotiation and writing of offers and contracts. Worked closely with civil engineers, architects, land planners, and city officials throughout the entitlement process to ensure intended results.

Worked on-site in multiple communities overseeing the construction of approximately forty new homes per year. Proposed, developed, and implemented a computerized scheduling system that replaced the manual scheduling of thousands of weekly construction activities in the Atlanta division which produced 750 homes/year. Gave dozens of presentations to executives, field personnel and suppliers in various divisions to gain support for implementing the new scheduling tool.
