About John De Castro

I’m a straight shooter. I go to bat for my clients, and I empower them to close the deal quickly. I leave no stone unturned when trying to get even the toughest borrowers into a new home. IF IT CAN BE DONE, I WILL MAKE IT HAPPENMy clients are mortgage brokers, and many of them got into the industry because they wanted freedom. They don’t want to be glued to the phone scrambling for last-minute documents or having to explain to their borrower why a sure thing just went south.HOW I SUPPORT MY CLIENTSMy level of knowledge, support and customer service empowers brokers to take back the time they deserve, and deal with their clients professionally and efficiently. Brokers who entrust their mortgages to me end up earning their client’s trust in return. I’m proud of these relationships and the fact that my clients feel the love. CUSTOMER SERVICE MATTERSThe GTA’s real estate market is aggressive, and time is of the essence. I pick up my phone 24-7 and answer questions directly. I don’t allow my broker clients to waste time on products that don’t suit their client and, since knowledge is power, I always explain why. My job is to protect the mortgage broker’s business by protecting their clients from a bad deal. My goal is to empower their borrower with the right funding. The brokers get a thank you from the client, and I get the satisfaction of knowing I played a role in helping them close the deal.

  • Rbc Royal Bank
    Alternate Mortgage Solutions Specialist
    Rbc Royal Bank 2010 - 2011
    Toronto, Ontario, Ca
In this role, I worked on the broker side of the desk, and developed serious empathy for what brokers go through. I believe that working as a broker should be mandatory training for lenders, because it teaches us how brokers manage their clients, build their practices, and what challenges they face daily. It also taught me the reward of seeing a borrower get into a new home for the first time, an experience that fuels me today. • Managed two teams of mortgage specialists and over 30 branches acquiring mortgage financing for their clients after RBC Royal Bank had declined them• Coached and sold mortgage clients on approvals and followed-up on all documentation needed to close the file• Ordered appraisals for mortgage transactions• Followed-up with lawyers to make sure that mortgage transactions were properly completed
  • Home Trust Company
    Manager, Mortgage Lending, Underwriter
    Home Trust Company 2005 - 2010
    Toronto, Ontario, Ca
Over five years, I progressed from an inside sales rep to underwriter and then to manager of mortgage lending. The underwriting side of role was formative because it taught me what lenders really need in terms of documentation and how they look at files; this empowers my ability to support brokers in packaging applications. Developing relationships as an underwriter is a lost art, and I learnt the critical importance of picking up the phone, following up expediently, and what it takes to see a deal through. • Evaluated and recommended mortgage applications by assessing customer’s credit history, collateral and income within established guidelines • Developed business partnerships with brokers, lawyers and appraisers in the mortgage industry• Kept up with the latest industry knowledge, competition and market trends• Tracked sales targets and looked at various aspects of the business to achieve superior results
