Governed purchase and development of 150-acre greenfield tract and transformed it into master planned community, from entitlements to engineering to construction and completion of finished lots. Evaluated and inspected zoning requirements and property limitations, secured permits for master plan, variances, USACE 404 nationwide, FWS, and Phase 1 plat/plans, met with municipality officials and staff to expedite processes, and cultivated strong rapport with subconsultants to secure on-time completion of tasks.

Managed development of approx. 8-10 subdivisions with 125 lots each, from dry utilities, streets, drainage, retention ponds, and other land development activities to street lights and signage, working closely with municipalities to ensure on-time completions and City compliance. Developers included D.R. Horton, Lennar Homes, and many others. Hosted meetings with engineers, supers, foremen, and developers’ representatives to proactively address potential delays, implement change orders, review materials and delivery schedules, and navigate schedule impacts. Created bids, negotiated pricing, and spearheaded construction of approx. 2,500 high-end and luxury lots, including Barton Creek, Flintrock at Lakeway, Uplands, Costa Bella, Circle C, Twin Creeks, Forest Creek, Berry Creek, and many others.
