John Guilds is both an attorney and a dually registered investment professional. He provides sophisticated wealth management and tax-efficient investment advice to select clients, with an emphasis on private investments in real estate and infrastructure. John founded Heriot-Guilds Private Capital & Investments LLC to provide Accredited Investors and family offices with access to suitable, tax-advantaged, private investments like syndicated real estate and DSTs issued by leading, high-quality Sponsors. John also created the Law Office of J. Caldwell Guilds III PLLC to offer legal counsel on structuring, documenting, and, if necessary, resolving issues involving trust & estates and real estate investment & mortgages. Together, the two entities provide select clients with the opportunity to have their estate planning and investments structured in a coordinated, intentional manner designed to create and protect long-term, intergenerational wealth. John holds both the Certified Private Wealth Advisor (CPWA) and the Certified Investment Management Analyst (CIMA) professional designations from the Investments & Wealth Institute. He earned an MBA from the University of Chicago Booth School of Business (Honors), a JD from the Georgetown University Law Center (Cum Laude), and a degree in Political Science from the College of Charleston. John’s investment philosophy centers on a long term buy & hold strategy of primarily public and private equity securities. In public markets, John believes the search for positive alpha is frequently a “fool’s errand” and investments should be designed to minimize costs and fees, including taxes through primarily a passive “buy the market” core approach. In private markets, however, John believes that the right management team can actively add value to achieve positive alpha. In his own investment endeavors, John actively pursues positive alpha in real estate. John and his wife, Natalie, hold real estate licenses. Natalie runs the real estate advisory business, Guilds Group Real Estate, through Engel & Volkers Park City. Prior to transitioning his skill set to focus on private wealth management and real estate investing in 2020, John had a long career as an international project finance banker in North America, South America, and Australia with Bank of America and MUFG Union Bank, and as a real estate and M&A lawyer in Barcelona, Spain with Pinto Ruiz and as securities and M&A lawyer in NYC with Latham & Watkins.
