•Responsible for the day-to day operations, maintenance and janitorial duties for 26 properties (1115 units). •Supervise maintenance and janitorial staff (6 technicians and 3 porters) by determining workloads and schedules; develop, interpret and implement policies and procedures; evaluate staff and make hiring and termination recommendations; and ensure that staff are trained in complex maintenance activities and follow standard operating procedures. •Other responsibilities include: Monitoring and participating in operations including inspecting projects (exterior/interior renovations), developing and implementing modifications and improvements (capital improvements), recommending specifications and scheduling for contracts, negotiating prices and inspecting contractor's work to ensure that safe work practices and standard operating procedures are followed. •Interact professionally with the tenants, vendors, contractors and city inspectors; maintain effective working relationships and work in cooperation with the management team to effectively meet departmental objectives. •Provide input into the development and assembly of budgets for exterior and interior renovations. •Responsible for completely transforming a forty year old portfolio through successful exterior and interior renovations totaling ~$2 million in renovation contracts, scopes of work and renovation schedules in 3 years. Scopes of work included but not limited to complete window retrofits, VGB retrofits for pool and spa drains, roofing projects, deck repair and coating projects, exterior lighting upgrades, carbon/smoke combination detector installation throughout 1115 units, seismic gas shut-off valves installations on all projects, siding and stucco repairs and upgrades.

•Spearheaded the development, design, operation, and improvement of the systems that created and delivered company products/services. •Assisted in the development and assembly of budgets for interior renovations totaling ~$50 million in renovation contracts, scopes of work, and renovation schedules. •Worked closely with client ownership group to secure new potential investments throughout the United States, assisted construction team into the preliminary due diligence (set-up) phase in order to produce a thorough analysis of the project’s feasibility and reconcile the client’s goals for the interior renovations with accurate and realistic costs to facilitate a successful interior renovation. •Maintained interior renovations project schedules, material forecast, and quality control for 44 apartment complexes (over 5,000 units) throughout the United States (Arizona, California, Colorado, Georgia, Texas, Washington). •Conducted monthly renovation meetings with clients (owners, lenders, investors, property management, and construction management teams) to provide updates on progress of work and financial status of projects. •Directly/Indirectly supervised 200+ employees throughout 6 states.
