Real Estate Due Diligence Services:Performs Property Condition Assessments (PCAs), Facility Condition Assessments (FCAs), Construction Plan & Cost Reviews, Construction Loan Monitoring and Phase I ESA surveys. Also performs many specialty services for clients including hotel Property Improvement Plan (PIP) reviews and cost estimates, equity-scope PCAs, HUD MAP and LEAN Physical Needs Assessments, and Fannie Mae and Freddie Mac Physical Needs Assessments. Notable projects include the following:- Conducted the Architectural Scope FCA of the University of Chicago (U of C). Assessed approximately 2.0 million SF of various building assets which included dormitories, libraries, laboratories, class rooms, administrative buildings, steam power plant, art museum and athletic center. The U of C FCA project lasted approximately 12 weeks and consisted of 4 weeks of on-site facility assessment and 8 weeks of data entry and estimating.- Conducted a PNA encompassing the entire Spring Creek Apartments Community located in Brooklyn, NY. Project consisted of 5,881 units in 46 high rise residential towers. The Spring Creek community is known to be the largest subsidized housing complex in the U.S.- Performed and managed an equity scope PCA of the iconic 110-story (1,450 foot tall), 4.15 million gross square foot tower. Served as a generalist engineer while coordinating and managing a team of specialists including façade; roof; elevator; structural; fire/life safety; and mechanical, electrical and plumbing (MEP) experts. Acted as liaison between all specialists and Willis Tower staff to ensure timely access was provided and scope requirements were being met. Assisted Equity PCA staff with compiling the findings and Immediate Repair and Replacement Reserves cost details into a comprehensive PCA report.

Conduct property condition surveys on all property types for commercial banks and insurance companies for nationwide real estate transactions. Provide the staff with training, report review and oversight. Developed various training documents, conduct training seminars and hands-on training of the staff. Conduct Construction Monitoring of several hotel and various other commercial construction projects located throughout the United States. Conduct plan and budget cost reviews for commercial and multi-family building construction projects. Review plans and project cost budgets for accuracy. Reviews have resulted in significant cost savings for clients. Conduct property condition assessments (including acquisition scope) of several prominent commercial buildings located throughout the US; including, NYC’s Spring Creek, a 5881 unit apartment complex valued at approximately $1.25 billion; and, NYC’s Forbes Building.
