Portfolio manager-Commercial, Multi-Family, and Residential properties.Maintain properties at the highest standards by monitoring operations performances.Tenant management includes the creation of feedback loops to ensure renter satisfaction and tracking. Inspections include managing different lines of business to ensure building inspections are up to code.Responsible for Commercial Leasing & Management includes contract development, administration, and invoicing. Create and support the implementation of metrics system to plan, manage, measure, and evaluate the performance of the transaction process. Responsible for overseeing improvements and maintaining building revenue with qualitative insights and financial control measures. Participate in contract negotiations, and onboarding of key consultants such as operations, legal, finance, treasury, tax, and risk assessment to help deliver successful revenue for building owners.  Develop and enforce a framework for all employee services, containing lease agreements processes, rent submissions, follow up with delinquencies, and posting of notices. Leasing Campaigns, screening tenants, prepare leases, conduct move-in inspections, tenant move-out inspections and deposit settlements, calculating accurate move-out charges per damages, outstanding utilities, and any fees associated with tenancy. Deep understanding of leases and other real estate documents and management of asset contracts. Coordinate with external stakeholders such as brokers, developers, design professionals, and consultants.  Engage with asset owners to achieve strategic alignment and budget creation. Create engagement models for regular monitorization of budget spend for building owners for up most satisfaction. Work with Managers to create an annual budget for each property in the portfolio, reconciling NNN expenses on commercial properties. Oversee outsourced vendors to ensure satisfaction and contracts are met.

Primary Duties:- Provide management services to existing Phillips Multi Family and Residential Groups including but not limited to tenant relations, collecting rents, coordinating leases and handling maintenance requests all within compliance with policies and procedures set forth by Phillips Real Estate LLC and Wa State law.- Provide leasing services to existing Phillips Multi Family and Residential Groups including but not limited to advertising vacancies, screening prospective tenants and executing lease agreements.- Work with other company divisions to cross refer business and build client relationships.
