Focused on working with homeowners to provide high quality home remodeling serviceson time and on budget. Oversaw budgets and completion construction schedules forresidential homes in the Dallas-Ft Worth area. Rescued many projects for homeownersthat had become dissatisfied with the quality, progress or appearance of their home. Thistypically entailed providing quality trades and subcontractors to finish their project in atimely manner and on budget. As project consultant, I supervised the completion of 5projects with minimal cost issues to the owner.

Started a company that specialized in the design and remodel of historic homes in theDallas area. Projects included complete interior remodeling, adding rooms, and restoringhistoric structures to modern prominence. Involved in the design, budgeting, andexecution of all facets of the remodel. Company went from 2 projects in initial year ofbilling to 16 projects in 2019. 13 of those projects were completed under budget and all 16were completed on time.

General partner that oversaw the acquisition of distressed, C level apartments in Arlington, TX from primarily governmental agencies. Developed strategies to rehab and remodel apartments to B quality and created proformas for lenders and other investors for financing to cover acquisition/remodeling costs. Once completed, developed strategies to operate properties at a 95-98% occupancy level and a cap rate in excess of 15%. During ownership, helped achieve refinancing of all projects using conduit financing to help restructure debt to a fixed percentage. Worked with multifamily broker in Dallas area to liquidate all projects to out of state investors.

Managed over 600 single family and multi-family units in the Arlington area; oversaw upkeep and subsequent marketing of the properties all the while maintaining a 95-98% occupancy rate and delivering a strong capitalization rate for the owner/investors.
