I manage all day-to-day operational activities for a residential investment and Real property redevelopment company I founded in 2010. As of 2017, I have purchased and completely restored eight residential structures totaling eleven housing units. I assembled and supervised work teams, provided training and support, and task delegation in order to complete these projects. I have also performed leasing and advertising duties for five units of rental housing and maintained an occupancy rate of 97%. I performed routine maintenance on rental units and developed building life cycle and capital improvement plans. I was also on call and quickly resolved tenant based emergencies. I secure project funding and conduct funding opportunity research to maximize equity and credit resources. I develop project tracking spreadsheets and budgets, maintain progress, and finalize for record keeping. I also develop project work scopes, cost estimates, and project schedules to keep things running efficiently. I perform accounting duties and manage receivables and payables. I also assist in locating new projects and negotiation of purchase terms. A key to my success is my ability to conduct short and long-term market analysis of growth and profit potential to maximize return on investment. I manage the restoration or demolition of blighted properties in the Mohawk Valley for the Greater Mohawk Valley Land Bank, Inc., the largest Land Bank by geography (5 counties, 6 total FGUs) and third largest by population in New York State. From early 2018 to mid 2021, I completed 29 building demolitions, 3 full rehabs (3 more ongoing and expected to be completed by end 2021), 18 stabilization/SwS projects, and managed the upkeep of up to 56 properties at a time. These activities across our entire portfolio totaled ~$2.2 mil during this period. In addition to project management, I perform grant administrating and reporting activities, audit expense accounts, manage information flows for committees and stakeholders, negotiate purchase and sales, draft contracts, select and manage a network of vendors, maintain the website and project management platform, perform emergency building repairs, conduct regular property inspections/assessments, and create organizational budgets, project proforma, and RFPs.

At NYSERDA I conducted data pulls, analysis, and entry, using Excel and intra-agency database. I also contributed to stakeholder and program committee discussions during phone conferences and in-person meetings. I helped develop new pre-qualification guidelines for home energy efficiency repair programs. Another accomplishment was that I assisted in the design and implementation of one regional and one statewide Low-Income Forum on Energy conference. I also moderated one session and monitored three sessions at Low-Income Forum on Energy statewide conference in which more than 300 people attended over a two day period. In addition, I helped develop the framework for a Low-Income Resource Guide and web presence. Something I owned was that I managed NYSERDA's Emerging Technologies Demonstration Partner Clearinghouse which provided a list of interested demonstration developers, manufacturers, architects, raters, and energy performance contractors in the residential clean energy space. I also performed many team support functions. For instance, I took notes and contributed to discussion during PON 3127 Emerging Technologies Demonstration Partner HVAC technical evaluation panel which awarded up to $3.5 million to five selected demonstration partner sites. Notes were used to provide a reflection of discussion and support for the pre-established scoring system. I also attended an off-sight hearing and took notes that were used for a current policy brief.

Restoration of older styled homes many of which were in historic neighborhoods.This led to the extensive development of skills including carpentry, landscaping, commercial snow plowing, electrical, plumbing, heating, painting, roofing, masonry, flooring, and efficiency upgrades such as windows, doors, and insulation. I also learned to read blue prints and schematics.
