PLC organized as a joint venture with the Japan Senior Citizens Welfare Organization to plan, develop, and operate senior housing and health care communities, modelling "best practices" from around the world, in a premier luxury environment. The first international community, an equity-cooperative CCRC, encompassed more than 1 million square feet including 460 condominium homes comprised of independent and assisted-living and a 99-bed, all private unit, health care center. Other unique and innovative features included a health and wellness center, a full-service day spa, a physical fitness center, an outpatient and urgent care clinic, comprehensive health care advocacy and insurance programs, mixed-use hospitality venues, a child care center, an international center for gerontology, a nature interpretive center adjacent to 5000 acres of parkland, a time-share program with Japanese CCRC's, and a broad range of luxury amenities and support services and programs.

Responsible for implementing JSCWO's initial international market entry through a development program focused on the USA, Europe, and Asia. Also responsible for introducing worldwide planning, marketing, operational, and financial "best practices" in eldercare to JSCWO's seven CCRC's in Japan.

Responsible for all domestic and international strategic planning and M&A transactions and greenfield projects including all phases from origination to integration. As member of senior management team also directly involved in organizing an IPO, a REIT, capital market instruments, a senior housing and health care subsidiary, and a international business development subsidiary with regional offices in Europe and Asia.
