Producing and managing project estimates, preconstruction design, cost management, value engineering, bid analysis, contract negotiations, change order negotiations and project close out. Our emphasis was on management of the preconstruction design phases of hotels, timeshares, municipal developments and theme parks. Duties include the review of designs and establishing budgets, comparing revised designs to the established budgets, providing trend analysis on these comparisons and incorporation of value engineering analysis. Estimating was the main focus of this position involving calculations of time durations, staffing requirements, accumulation of trends and pricing data from the regional areas dictated by each project. As manager, each project also required delegation of major estimate tasks to supporting estimating staff both within the company and to outside consultants, tracking the completion of the estimates and assembling all components into presentation form. Responsibilities included tracking the evolution of the design into the construction stage and developing detailed estimates of the project construction documents and bid packages. Responsibilities also included negotiations for award of projects to the General Contractor and/or Trade Contractor bid packages and then progressing to the review, analysis and resolution of the changes incurred during construction.Other major task of this position included heading up the Construction Auditing Group of CMLLC including direct communication with our clients, overseeing and working side by side with internal and external construction auditors for major construction projects. These audits typically involved the review of contracts, providing analysis of strengths and weaknesses of the documents and reviewing the administration and accounting of the project along with the processes and adherence to the contractual requirements.
