In my most recent role, I perform thorough research and feasibility assessments for new project acquisitions. I also establish sales and marketing programme, as well as formulate sales team. In addition, I oversee tendering process for civil works and build construction projects, whilst ensuring compliance with industry standards. Moreover, I utilise sales and marketing strategies with focus on promoting construction services and nurturing client relationships. Also, I conduct site supervision and deliver high-quality results, whilst serving as contract superintendent.• Boosted yield from 322 sites to 355 sites with $24M extra yield by evaluating and re-creating site layout.• Collaborated with design teams on new house designs and 4000sqm Club House Facility.• Executed external services agreements with ERGON, TELSTRA/NBN, and Wide Bay Water.• Spearheaded completion of Master Plan Subdivision process, including plan sealing to title registration.• Steered launch of lifestyle retirement project with emphasis on build-to-rent properties.• Negotiated work packages with principal contractors and developed civil and construction tenders.

In this role, I oversaw NDIS Housing portfolio development, including sourcing sites and providing SDA housing within NDIS rollout. Also, I devised best practice NDIS by supervising design development with architects.• Successfully negotiated with builders and project-managed construction endeavors from initiation through delivery.• Implemented Sana Living into Queensland NDIS market and located and purchased NDIS-compliant sites throughout SE Qld.• Accomplished completion of 35+ homes, resulting in creation of 100+ placements for NDIS.

In this role, I resolved site contamination and DA approval issues by co-ordinating with Queensland Transport and EDQ. Additionally, I established sales documentation, including Disclosure Docs, Body Corp Bi-Laws, and budgets. Furthermore, I offered unique development sites by negotiating JV development deals with multiple sporting clubs.• Secured builder contract valued at $70M by conducting construction negotiations.• Orchestrated delivery of 27-story mixed-use development, encompassing 256 residential apartments and 5 retail units – PDA Development Site.• Augmented approvals from 415 to 550+ apartments with value of $200M by directing project planning amendment process.• Administered critical site acquisition for key Kangaroo Point site, negotiating $35M contract with extended settlement period.• Led site uplift initiative, resulting in addition of 150 apartments beyond existing DA and generating site's value by $9M+.

In this role, I cultivated professional team development by supporting professional growth of sales and property management staff. As Development Director I delivered the Port of Airlie Project from breaking ground to completion of the 340 berth capacity harbour, ferry terminal, public boat ramp and carpark, public beach and parks. The development also included the establishment of multiple development precincts including marina resort, five apartment precincts and 15 beach frontage residential lots. In supervise the design and construction of the addition to project managing the Civil Works components I also managed the design and approval process of the resort and apartment components of the project.
