• Operating Engineer for a Class-A Tower with 26 floors and 611k sqft• Responsible for maintaining day to day operations of all equipment• Responsible for a Utility Engineer and an Apprentice Engineer and to train them to learn new tasks and build a better understanding of our equipment.• Responsible for ordering material; creating purchase orders, following through with invoicing and following budgets. Yearly recommendations for potential capital projects and/or upgrades.• Overseeing construction projects to ensure safe practices are followed, low noise is maintained during business hours, ensuring that systems being installed will work with the building core system (HVAC, Plumbing, keys and locks, electrical, etc. • Reading and approving/recommending changes for construction plans to new build outs.• Maintenance and overseeing contractor work of pumps, air handlers, chillers, cooling towers (and chemicals), air compressors, fire pumps (electrical and diesel) and generator amongst other equipment.• Weekly running of fire pumps and generators (monthly under load)• Comply with all state regulations regarding AQMD and certifications not limited to Reg 4, elevators, boilers, pressure vessels and backflow devices • Maintained tenant satisfaction through excellent customer service and meetings to ensure a well maintained workplace.

• Building operations reactive and preventive maintenance, small project execution, energy management, client satisfaction, engineering staff supervision, training, subcontractor supervision and budget control.• Responsible for maintaining daily working staff levels pursuant to the goals of the operation and the needs of the facilities.• Constant search for subcontractor and suppliers to better our service to the client and keep costs to a minimum while not lowering satisfaction.• Constantly performed safety audits on in house staff and subcontractors, created corrective actions for violations and followed through with any deficiencies.• Complied with all state regulations regarding AQMD and State Certifications for boilers, heaters, pressure vessels and back flow devices.

• Troubleshoot and repair electrical systems, lighting circuits and breakers.• Maintained and performed preventive maintenance on switchgears, breakers, transformers on a 4160V system and 12KV system during routine site wide shutdowns.• Installed disconnects, new circuits, lighting switches and oversaw Energy Management System and building automation.
