Planning Approvals - Manage the planning approval process, including – OPA, Rezoning, SPA, CofA, Condo Registration, etc. Development Management - manage a team of consultants, tender contracts and review reports/plans. Develop processes and project schedules, develop project budgets, work with municipalities to set up project agreements, satisfy conditions, and recover securities. Draft financial reports for stakeholders - build proforma’s, develop project schedules and budgets, and report on project progress. Acquisitions - produce standard due diligence reports, envision highest and best land use, determine planning approval feasibility, perform financial analysis for projects, meet prospective vendors or brokers, and assist structuring deals.

Source and evaluate the feasibility of land parcels for acquisition.Collaborate with internal department executives, and external consultants, to design projects, value land, identify risk, and evaluate profitability. Build Proforma’s to evaluate the highest and best use of a potential land acquisition & project profitability.Build relationships with JV partners and determine the appropriate financial structure for land development.Prepare investment proposals for Investment Committee approval (High Rise, Mid Rise and Low Rise).

Lead a group of dedicated volunteers to assist the Planning and Aquisitions department of Habitat for Humanity Toronto. Assist with planning approvals, site selection, advocacy for affordable housing and architectural issues.

Planning approvals for Bayside (10acre brownfeild site), coordination with private sector development partners and coordination of consultants. Planning design and coordination of the Port Lands Acceleration Initiative.

Committee of Adjustment and Part lot control applications. •Coordinate and review the work of all land development consultants for each project including surveyors, civil engineers, electrical engineers and landscape architects•Supervised the implementation of a servicing contract for 100 acre subdivision, landscaping contract for 2 acre park, and electrical servicing contract. Tracked the cash flow and schedule for the land development of the subdivision.•Coordinated the completion of works for seven projects. Five low rise projects all with more than 300 units per land parcel and two high rise condominiums 22 and 34 storey’s.
