Responsibilities include attending Pre-Construction meetings with clients and property managers to get project details and pricing information. Read and understand blue prints to be able to put together an accurate pricing estimate and schedule for the work. Write contracts to clients and subcontractors for upcoming projects. Review submittals for accuracy before sending to the architect or engineer for review. Hold subcontractors accountable to the project schedule and make sure that their materials are ordered in time to meet project schedule. Interact with the on-site superintendent to foresee potential problems, help improve the schedule and keep the job site clean and safe. Hold and run project meetings with the architect, client, property manager and other involved parties to ask and answer any questions concerning the project. Manage expectations of the client. Price changes to the project when addendum's are issued. Send progress billings to the client, process subcontractor invoices and cut checks to subcontractors. Manage project expenses to help maximize the profit for each project. Build relationships with every project team to help improve future business opportunities.
