Established connections and relationships in the industry.Site Acquisitions-• Maintain pipeline of new construction deals, including multifamily, retail, and commercial sites• Work with brokers and off market sources for deal flow • Conduct market research for areas of growth and search for opportunistic deals• Conduct due diligence and underwriting, submit Letter of Intents and negotiate Purchase and Sale Agreements, as well as Lease AgreementsDesign –• Collaborate with Architect, Asset Manager, Leasing Team, Architect, and Construction team for design package• Work with Civil Engineer to configure cost effective site layout and utilities design Entitlement/Permitting–• Work with local jurisdiction to obtain entitlement approval, including planning board meetings, public hearings, SEPA, and public outreach.• Obtain all necessary permits, including collaborating with utility providers to ensure permits match design • Obtain easements with utility providers, local jurisdiction and neighboring properties, if necessary.Construction-• Oversee General Contractor selection process, including Request for Proposals and Request for Bids • Negotiate construction pricing and AIA related contracts• Act as Owner’s representative during construction phase, including review of work, construction draws, and oversight of Change Orders.Capital Markets-• Maintain relationships with equity partners• Source equity as required by working with established partners or by working equity brokers• Collaborate with financing partners to review capital stack options, including construction lending, senior debt, preferred equity, and ground leases.
