Direct the day to day, as well as on a long term strategic basis, activities of the commercial property management division. PROJECT MANAGEMENT - My projects have ranged from overseeing the removal of UG leaking storage tanks, to restoration of commercial buildings, construction of luxury residential, leading teams in the design and entitlement of Real Estate and commercial tenant build outs.CONSTRUCTION MANAGEMENT - I have managed new ground up construction and existing building renovation (residential & commercial) including; façades, roof replacements, life safety systems, HVAC replacement, MEP service upgrades, common area reconstruction, new elevator installation and modernizations, building automation systems, site and parking area enhancements and more than 1,000,000 square feet of commercial tenant improvements.LEADERSHIP - Instituted several strategies: • Replaced reactive crisis response with proactive crisis prevention through staff training and updated emergency procedures for properties. • Mentored and directed operations and office administration staff. • Automated a number of key processes and workflows, including work orders, purchase order tracking and cost allocation. • Generated a 30% increase in net rent through a combination of reducing expenses by redefining/rebidding vendor service contracts and implementing strategic capital improvements.

Former Selectman of a five member board, elected to three successive terms; served as Chairman twice.Negotiated a land swap agreement between a private developer and the Town of Tyngsborough. Land swap enabled the town to construct a new elementary school and active recreation land.
