Construction Management-My responsibilities as site Project Director for the Tradepoint Atlantic’s 3200-acre development site projects including Utility and Civil Infrastructure Improvements, Marine Structural Improvements, Various Industrial Related Improvements and Distribution Center Site Developments Contractor coordination, Design Development and Construction Phasing, Bid Scope Management, Client Communications, Scheduling, RFI's Submittals and Auditing Cost Reports-Applications for Payment.

Lead Superintendent at AMLI MDR 6 apartment buildings 5 stories / podium deck 565 Units with amenities including 208 Boat Slips and 2 boat houses. All underground utilities were placed with shoring and coffer dams for accurate finish grading and fall. Above grade swimming pools and underground parking garages throughout the site development. On-grade retail and restaurant facilities inclusive for developer. Type 5 framing and exterior finishes mixed with stone facade with private decks and glass railing systems to mention a few of the treatments in the upscale project. $198,000,000 construction contract. 6 superintendents, 1 project engineer on my team.

Lead Superintendent on a Target Corporation Anchored Power Center / Anaheim Hills CA major retrofit and re-configuration of existing 500K square foot Strip Center. New exterior facades and Lighting features. New underground utilities placed through-out property. The supervision, management, and oversight of allproject subcontractors and material suppliers.

I was the site project manager at the Pike & Rose Phase II development project in Rockville MD, I established a successful site-specific action plan for multiple site project logistics and requirements, including scheduling project phasing and divergence. I was tasked with the Infrastructure placements, sequencing and phasing, including Wet and Dry Utilities, Hardscape and Landscaping. My direct project management analysis and sub-contractor coordination responsibilities included the following projects: a Hilton Signature Hotel with 177 keys, 104 unit Residential project, which was a 20 Story development with 2 Stories of Retail and a conference center; a REI Retail two Story 18,000SF project; a 40,000SF Retail Building; a 18,000SF Porsche Dealership and a 13 Story 50,000SF Structure with 272 Apartments with 2 Stories of Retail & Restaurant tenants. I was directly involved in the Architectural, structural and engineering design and review process along with the administration of pay applications and contract documentation and the overall construction management process

My responsibilities include the direct on-site project management and site superintendent for Bilfinger / Westcon Industries as a consultant on their ground-up Diesel Refinery project in North Dakota. The first refinery of its kind built in the USA since 1976 for Dakota Prairie Refining, a joint venture of MDU Resources Group Inc. and Calumet Specialty Products Partners, L.P. A $300 million facility being built on 350 acres. The plant is a state-of-the-industry facility utilizing the most sophisticated emission-control technology. I was tasked with the review of cost and engineering procedures and time management documentation delay issues on the San Rafael Bridge seismic retrofit project for CalTrans and AMEC. Additionally, my responsibilities entailed providing an overarching co-ordination of the all project contracted professionals and regulatory agencies through-out numerous projects. I assisted in meeting time, cost, quality, safety and other core objectives by applying sound management techniques for the planning, design and construction of a project from inception through completion. I was working as the Project Executive at Dos Lagos a 468 acre master-planned community development. As the Owner’s Representative / Safety Manager I provided an integrated approach for procuring the planning, design and construction phases for the developer. I promoted a common culture of continuous improvement in productivity in seeking creative ways to increase performance by preparing the program management plan and procedures; developing contracting strategies; pre-qualification and selection of providers; proposal evaluation and negotiation; execution of contract documents; management of the payment process and the work breakdown structures, to ensure the method of safety and risk management that was commensurate with the Owner’s project objectives.

My responsibilities included senior executive oversight for The Home Depot Retail Store Planning, Design and Construction Management team. A total of 894 Stores were completed nationwide, consisting of retrofit, remodel and new construction of “Designplace” projects, which were all completed within a 18 month time span. I also provided senior executive management for The Office Depot Retail Store Planning, Design and Construction Management team. A total of 124 Stores were completed nationwide within a 12 month schedule, consisting of retrofit, remodel and new store construction. Coordination of the following services was provided to both of these clients; As-Built CAD drawings, FTP site plans, selection and approvals of A& E Firms, State Agency submittals, and supplier selections and owner / developer interfacing. My additional responsibilities included General Contractor bid-administration and management, project safety management, scheduling and contract administration for all scopes of work. I conceived and developed a successful roll-out and specific action plan for multiple locations and project scope diversification. On-Site and Off-Site construction management, architectural planning and final auditing of cost reports and pay applications reviews and approvals

Providing client program management and servicing on International and Regional levels, for specific projects including; Mobil Oil and Gas facilities management in Torrance CA, Office and Mixed-Use site development infrastructure in the Metro Denver market area, Regional Airport Master Planning in both Dallas and Denver and International Hospitality and Sports facilities planning and engineering for projects in Thailand and Qatar.

My responsibilities as site, civil and structural superintendence for the Southern California region included being responsible for sub-contractor coordination, design development and construction phasing, bid management, client communications, scheduling and auditing cost reports. Construction Management and R.F.P. pre-qualification packages for potential new client project opportunities.The supervision, management and oversight on all regional projects in the Southern California area. Additionally I was the Senior Manager for the California State University Northridge projects and I had concurrent supervision and management responsibilities for the UCR, UCLA and Cedar Sinai Medical Center construction projects. Over $191+ million in managed work was completed on time and within budgetary constraints while working with a 16 member staff support team of project managers, project engineers, superintendents, deputy inspectors, architects, co-ordination with the State of California University Facility Administrators and FEMA personnel.
