-Led high-performing team that managed real estate portfolio over 50 million square feet of space in the Midwest and Northwest US. The team was responsible for managing store investments, lease negotiations, and land dispositions at 460 stores.-Measured financial value created from portfolio investment, expense savings, & land dispositions for entire Target store portfolio to inform strategic investment choices.

-Negotiated 12 leases and led entitlement, design, and execution of 9 store projects in Ontario and Quebec. -Led analysis of legally-restricted uses for 130 store leases in Canadian portfolio, and led a cross-functional team of merchandising, legal, and store planning partners to flex store plans accordingly. -Built new process for assessment and planning for capital repairs for Target's Canadian operations.

-Advised senior leadership on macroeconomic and political issues for potential expansion into Puerto Rico.-Developed and led vetting process for spending $1.8B the first 300 stores to have a grocery retrofit for $1.8B in store reinvestments.-Forecasted sales projections for 65 new store sites and store reinvestments in Oregon, Wisconsin, and Missouri.

-Negotiated with developers and led internal efforts of legal, finance, design, and engineering teams to bring 15 reinvestment projects from inception to turnover for stores in the Southeast. -Optimized financial modeling for Target's store reinvestments, resulting in a reallocation of over $500M in capital investments.

Worked with local municipalities to determine feasibility of reuse of historic buildings.

Provided policy research and strategic guidance to Federal and State clients on transportation and environmental issues, including highway investment planning, greenhouse gas inventory, and commercial truck fleet efficiency programs.
