Coordinate Northern California expansion of leading affordable housing developer. Conceived of and started the development process for The Woodlands, a 75 unit affordable community in Redding, CA for families and people with special needs, bringing together the land, funding and project team.

• With two Project Managers, develop several large-scale affordable housing developments. Interface with diverse players from cities to neighbors to bankers. Create financial models for new development opportunities.
• Expert in affordable housing funding applications. Created over $270m in successful applications. Presented to the development team about application strategies for a particular funding source.
• Oversaw lease negotiation and tenant improvements for two commercial tenants.
• Identified and applied successfully for a grant offsetting the cost of green building and landscaping measures at BRIDGE’s second GreenPoint Rated development, and its first with Bay-Friendly certified landscaping.
• Co-authored company-wide Green Building Guidelines as an active member of BRIDGE’s internal Green Building Committee.
• Solicited and selected a private operator for a child care facility.

Created various redevelopment schemes for a distressed 165-unit housing complex. Prioritized capital needs to create a 2003 budget. Conducted resident survey. Met day-to-day property management needs.
