Smith Companies, a highly respected long-term developer/owner in Washington metro. Company planned designed/developed Crystal City, Arlington, VA.• Buildout included 6.9 msf office, 4500 apartments, two large Marriott hotels plus retail space supporting the thousands of residents and workers in Crystal City each day. • 1994: Smith Residential Division goes public in one of earliest REIT IPO’s. I worked through the details of converting the private company plus 14,900 apartment units to an UPREIT structure. I then ran the acquisitions group for the REIT, successfully acquiring 5000+ apartments, growing the IPO portfolio by 44% in a few short years. Every single acquisition performed far in excess of the Best Case projections - I am proud of this fact.• Brown Brothers Harriman recruits to replace founder/CEO of sputtering, private $500mm pre-IPO REIT. Fixed all problems (many) and got ready for $240mm IPO with Merrill lynch lead banker. • Five weeks prior to our IPO Road Show, we receive an unsolicited from a public REIT to buy our portfolio. We recast the offer and ultimately agreed to the very complicated deal. I was not in favor, but I work for my board, 5/7 Brown Brothers Harriman Senior Partners, one was the managing partner of BBH + myself.• Boston Properties Ray Ritchey hires me as Director of Acquisitions. BXP sought someone w/extensive REIT experience who ran acquisitions for a large scale public REIT - a rare combination then. I spent my time with Ray Ritchey plus co-founders Mort Zuckerman and Edward Linde - we would speak often and tour the markets together, in person, every 2-3 months. • Founded REIT Academy, only deep-dive, detailed education program for working professionals. • Working on new platform currently under wraps until January 2025. He has been a faculty member at Georgetown University for 13+ years teaching an advanced graduate class on REITs in the Master’s in Real Estate degree program.
