1. Obtain daily customer lead contacts.2. Review lead information and initiate customer contact.3. Establish customer-LSI relationship and develop rapport.4. Assist customers with the completion of mortgage loan applications (including discussion and questions about employment, income, liabilities, assets and home value).5. Collect and analyze customer’s financial information, including income, assets, debts, investments, credit status, and any other financial information necessary to adequately determine customer’s financial needs.6. Determine, with customer, customer’s financial needs. MLO should analyze the information provided by the customer and the concerns expressed by the customer and determine how LSI may play a role in fulfilling customer’s needs. MLO should explore all options with customer including those that were not the basis of customer’s initial inquiry.7. Analyze available financial products. Determine which products best suit customer’s needs. Explain advantages and disadvantages of available products.8. Pull borrower’s credit report.9. Structure, negotiate and present a deal to the customer (in written and oral form)10. Secure approval or preapproval for customer.11. Provide to and discuss with the borrower any information related to rates, fes or terms, including answering questions about disclosures (in written and oral form).12. Determine investor for loan.13. Determine and structure loan pricing for both customer and investor.14. Issue rate lock commitment or discuss anything related to rate locks with borrower (including discussing and confirming lock/float status).15. Submit loan package to LSI processor for submission to investor.16. Coordinate with customer completion of any loan conditions imposed by investor17. Coordinate loan closing with customer.
