I was introduced to an e-sports company that was growing out its team investments as well as looking to open e-sports physical gaming centers. This company succeeded in all directions and was sold three years after I invested. My return was 5x on the investment.I have been involved in Booth Capital, which is now well-established as a boutique retail brokerage firm that focuses on both tenant and landlord representation in NYC. This company has grown from zero to a multimillion-dollar fee generating business over the period of five years. I still sit on the Booth advisory board.

    I wanted to find a business that would be extremely interesting to me, leverage my entrepreneurial skills, and create significant cash flow. While traveling, I passed through Union Station in Washington DC, and saw that it was absolutely packed with travelers. The landlord was Ashkenazy Acquisition Corporation (which I later joined). I realized that for such a packed train station, there was very little third-party advertising or branding, so I contacted the company. I learned that Ashkenazy had an internal team at Union Station, and felt this was a great endeavor to pursue, where I could add value, and generate additional revenues.I began developing a small but efficient internal sales team and called on brands directly and through media agencies. I expanded the OOH network at Union Station and created large format digital screens throughout the facility. I then extended the digital screens program to properties in Boston, Miami, and San Antonio. I was able to attract major global brands such as Samsung, Amazon, Coca Cola, Pepsi, Dell, Uber, Delta, Redbull, Jack Daniels, DC Lottery, Tropicana, and many others. I also created special content. For example, I ran an ‘Earth Month” in DC, developing thousands of hours of content around recycling and sustainability, and sold sponsorships to companies like Verizon, Coca Cola, and Best Western Hotels.While creating millions of dollars in media and sponsorship revenue, I began to do some consulting work for a company that had digital screens in the New York City subway system and introduced them to companies such as NY Lottery and others.Knowing that there were companies seeking to expand in major cities, I successfully identified several large media companies with an interest in acquiring the rights, and structured a transaction to bring in a major OOH company based in NY. Upon concluding this transaction, I took on a full-time role at AAC overseeing revenue for traditional and nontraditional leasing.

    This was a family office that sought to invest in mainly residential multi-family apartment complexes in FL and convert them to condominiums. I built a big team from zero. Key individuals on the team could source deals, sell condos, and create financial reporting for all the investors and banks.With the exceptional acquisitions team that I hired, we were able to acquire triple-digit millions worth of properties throughout FL and TX. We set up offices throughout the world with third-party sales teams in South America, Asia, and Europe to sell thousands of condo units. Many of these projects needed to be spruced up, so I worked with GC’s and construction management companies to redo thousands of units on time and budget.We acquired several office buildings and shopping centers, which served us well when the condo sales business shuddered to a halt in FL. I was able to locate a very large outdoor lifestyle center in Palm Beach Gardens that was being foreclosed. I brought in investors and acquired the note from the lender for a significant discount. Five years later, the investors tripled their investments after selling the mall to a large institutional buyer.
