Spec3 is a Design and Build Consultancy business with a base in Southminster Essex and Belfast Northern Ireland.I am an experienced Construction Manager with over 14 years’ experience in a high quality project delivery role.I have been predominantly client facing and I am at ease both consulting with and presenting to prospective and existing clients.I am skilled in both Microsoft excel and Microsoft Project and can produce detailed costing and schedule of work documents. I am experienced in Commercial and Residential Design and Build, high quality interiors fit outs and can manage a project from concept to completion with ease. I have a thorough knowledge of all construction processes including the associated Mechanical, Electrical and Hvac Services. I have experience of working with project management software for both collaboration and annotation within the project lifecycle.I am used to liaising with all the required trades both direct and sub-contracted and am experienced in the negotiation and settlement of both sub-contractor and client final accounts.

Responsible for Sales within the church sector, Managing site fit out operations, Estimating, Project Management I worked mostly in London 3 – 4 days per week where my time was split between current projects and meeting new clients, either in developing a design brief or with their consultants to help value engineer a project through the costs stage. I am highly organised which is essential for working away and have experience working with many cultures in this position. My time in the office was split into many roles with the company but would typically consist of working with the in house design team, facilitating production meetings with the joinery factory and sub-contractors, pricing new work and producing schedules or reporting to the board of directors on both project progress and resourcing and new design work in negotiation.

Fortfield was a Main Contractor working all over County Antrim in the design build and refurbishment of both residential and commercial premises. During my time as Director I steered the company to the highest level possible winning 3 national awards by the FMB the industry’s largest authority for small to medium building contractors. Attention to detail and customer satisfaction being the driving force behind the company’s success. I took the company from conception to a 1 million pound turnover within the second year of business. With the collapse of the housing market after 10 years I had to make the difficult decision to wind the company up.I was responsible for the day to day running of the company, winning new work and pricing and co-ordinating projects from the contract signing to the final finished project handover, my team consisted of 1 site manager and 2 foremen and we directly employed around 25 men as well as sub-contractor services. Our bread and butter work came from medium renovations and extensions often with off bespoke nature, we excelled in the delivery of high quality finished joinery work coupled with an attention to detail that set us apart from other contractors.
