NEC contract project manager for £40M hospital refurbishment project for University Hospitals of North Midlands NHS Trust, including refurbishment of 5 wards, renal, pathology, chemotherapy, catering and accident and emergency departments. Selected Achievements Included:• Project managed the delivery of £1.3m catering project and successfully reduced project costs by £400k using lean methods and value engineering.• Developed project tracking systems to enable streamlining of project administration.• Successfully delivered MRI refurbishment, fire upgrading, catering and pathology projects with total project values of over £10m.

Managed the provision of all hard facilities management services in 100 buildings, including hospitals, GP and dental surgeries, primary care facilities and offices, with a total floor area of approximately 250,000m². Responsible for all building and engineering services, capital development and contract management with budgets in excess of £15 million per annum. Developed, implemented and monitored infrastructures, project plans and teams in demanding and changing healthcare environments. Selected Achievements Included:• Refined project management approaches using BIM and lean techniques reducing timescales and costs by up to 30% on over 100 projects with a value of £25 million across 40 sites in the past three years.• Modernised over 30 dental practices and 50 GP surgeries to ensure full compliance with the latest Care Quality Commission guidance and health and safety legislation, negotiating directly with landlords, contractors, GPs and dentists to agree project designs, costs and timescales.• Re-structured and consolidated four existing PCT project and maintenance teams into one combined team covering all hard estates services, increasing standardisation and efficiencies and reducing annual maintenance costs by 15% including refining the provision of multi-skilled engineers to reduce building defect repair times.• Led the major refurbishment projects of 7000m² of office space for two new NHS organisations comprising over 850 staff.• Supported the development of MICAD Room Utilisation software increasing utilisation in approximately 1500 sessional rooms across estate improving room usage by 40% and reducing estates costs by approximately £2m per annum over 10 years. • Ensured a safe, compliant and supportive environment was provided for all site users in accordance with all statutory regulations including all decontamination, asbestos and legionella management requirements.

Responsible for the development, commissioning and delivery of Walkden, Eccles and Pendleton Gateway Centres; three shared NHS and Salford City Council LIFT (Local Investment Finance Trust) service centres that were among the first of their kind in the country. The £40 million Gateway Projects were delivered on time and on budget. Selected Achievements Included:Working and negotiating directly with over 50 senior managers and teams, successfully developed three combined health and social care centres with a total value of £40 million into operational use managing all aspects of design, construction, commissioning and relocation. Secured a recurrent £500k sustainability budget for energy saving projects including Building Management Systems, boiler replacement, insulation works and window replacement.Developed and implemented joint building management arrangements with Salford City Council and the wider NHS by initiating, leading and co-coordinating various working groups leading to building facilities cost savings of £750k per annum.

Provided a comprehensive estates service to the Faculty of Medical and Human Sciences ensuring an effective, efficient and timely delivery of customer focused estates service from all service providers. The Faculty occupied 50 buildings of approximately 52,000m² on the University campus and throughout the NHS estate in Manchester. Selected Achievements Included:Completed a comprehensive space and condition survey of all faculty space and subsequently developed and undertook property maintenance and renovation programmes with budgets in excess of £1 million.Implemented new way finding strategies and painting programmes for all faculty buildings.

Pioneered a comprehensive property portfolio management service, acting as a liaison between landlords, tenants, agents, and university senior management. Undertook investment studies and analysis, freehold and lease property acquisitions, appraisal surveys and contract negotiation and administration as part of £100m estate strategy development. The University occupied 4 main campuses, 6 large halls of residence and a sports ground. Selected Achievements Included:Managed the administration of estates property consisting of an annual rental income and expenditure of £15 million.Transformed the Chiswick Sports Ground and Harrow Campus by developing and implementing master plans.Co-ordinated the £6 million development of a new 140-bed hall of residence from inception to completion.
