Responsible for an Estates Team and a growing portfolio of over 1,100 Domino's stores and production facilities in the UK and Ireland. Working with our franchisees to grow and improve their Domino's stores.

Charged by the Board to create an Estates and Acquisitions team of 6 staff and external consultants to both maximise asset value from a national estate of some 800 managed and 500 leased & tenanted pubs and grow the business prior to its takeover by Greene King in 2015.Achievements:• Developed and secured Board approval for an acquisitions strategy, built a team, identified and met targets by opening 27 new branded pubs over an 18 month period before Spirit were bought by Greene King.• Worked closely with the Operations team to identify and then actively manage the disposal of 158 pubs over a 4 year period. Met financial targets and secured over £118 million in proceeds, including £42 million from the sale of 2 pubs in London.• Organised and led aggressive asset management to save over £7 million annually and secured solutions for 54 toxic head leases, while securing the future for 10 profitable pubs held on head leases through purchase or reversionary lease extensions.• Identified development opportunities and secured deals with supermarkets, house builders and care home operators to deliver over £6 million in proceeds.• Produced and delivered a strategy to maximise income and shareholder value from a large unlicensed property portfolio delivering £7 million a year in income.• Responsible for the correct payment of over £30 million in annual Business Rates while also delivering over £5 million of in year savings through active management of external advisors and work with Operations to identify opportunities.• Responsible for annual rent payments of over £50 million, and ensuring over 40 yearly rent reviews and lease renewals were completed to budget.• Organised and delivered the annual property revaluation with external consultants.• Led the implementation of a new property management database, working closely with IT and other departments in the business.• Introduced controls to ensure the company was Statutory Code compliant.

Property acquisitions, development, estates management and strategic property planning for various clients in the UK.Achievements:• Created 4GK Property Solutions Ltd as an interim measure to provide property services for various clients.• Successfully completed Business Rates referencing work on a national portfolio of retail and industrial properties.

To maximise shareholder value from the Marston’s £2 billion property portfolio of 2,200 pubs, 5 breweries and an extensive unlicensed estate.Achievements:• Obtained Board approval for a disposals strategy. Successfully managed its implementation and met targets through the disposal of over 200 pubs and unlicensed properties to deliver over £30 million in proceeds.• Actively managed a 60 strong sublet pub portfolio with an annual £4 million rental income and an unlicensed property portfolio of some 300 properties with a rental income of over £1.5 million a year.• Developed an estate investment plan to keep both the freehold and leasehold portfolio in good condition, whilst also meeting and managing the Company’s dilapidation liabilities. • Re-focused and re-energised a leaderless Estates Department of 14 staff through reorganisation, clear goals, people development and strong leadership.• Undertook a comprehensive estates review of 1,700 tenanted pubs and the unlicensed estate to identify disposals and development/investment opportunities.• Designed and delivered a new property database to meet the needs of both Estates and Finance. • Introduced effective debt management systems into the unlicensed estate.• Achieved strong working relationships with the three operating divisions to identify their property requirements and reported regularly to their executive Boards.
