Property Manager/Facilities Manager – PresentAt Fountain of Life Church, I am responsible for all rental properties including repairs, maintenance, tenant coordination and rental rates. My current project involves the renovation of a single family residence (recently purchased) and preparing it through upgrades and code compliance issues. Concurrent projects include coordination with the City of San Diego involving the demolition of a dilapidated single family residence owned by the church and converting the property to green space and searching for prospective tenants for a commercial building also owned by the organization. Construction projects have been used as vocational training sessions for the members of the church

ROSSCO is an Industry Leading human resource and integrated technology planning organization that now fulfills construction management needs of government agencies.As Construction Team Lead at Rossco,my duties include review and selection of federal business opportunities, RFQ solicitations based on 8a status and small business set-aside designation. Proposals and solicitations were reviewed for location, type of work solicited, time limitations for response and offeror classification requirements. Selected RFQ solicitations were extensively reviewed and responded to with proposals. Proposals were issued through PowerPoint presentations and written documents, typically preceded by site visits, plan review, review of SOW and teleconferences. Following contract procurement, assistance is given to Director in the implementation of resources to fulfill these contracts.Projects range from construction management, cost estimates, installation of equipment to software development. Duties also include the selection, costing and installation of audio/visual and security systems for various facilities. Professional installation projects included sound systems featuring DLP projection, stationary and remote screens, digital and analog mixers, high SPL speakers, CAT 5 and CAT 6 cabling, fiber-optics and remote operation configurations utilizing RF, IR and internet modes. On-site training provided for all equipment users.

Project Manager/Cost Estimator/Field Inspector: Duties included project management as distributed within the company, field investigation and testing in coordination with site contractors, superintendents and subcontractors, mediation & deposition involvement, plan review and failure analysis for residential and commercial buildings. Maintaining proficient skills in cost estimating of residential, commercial and high-end projects, digital photography, and video and computer graphics. Onsite duties included quality control inspections for developers to identify improper construction methods and solutions to improper construction techniques. Other onsite tasks included the scheduling of milestones for construction using the Critical Path Method and Gant Charts. Presentations were given for trends in construction litigation. Construction inspection, analysis and property condition assessment projects performed in Hawaii, New Jersey, California, Nevada, Arizona, Washington and South Carolina.

After years of research into the methodologies and failures in construction; QB.com developed out of PPC as a method of teaching the construction industry through quality control. I assisted QB by sharing some of the historic findings of the thousands of inspection and claims results acheived by PPC. Developing QC methods of training and inspection to mitigate litigation claims.
