Community Lender Relationship Manager• Directed daily operations of Oregon Community Lending Team and increased lending from $12 million in 2000 to $45 million in 2001.• Analyzed financial statements and pertinent project information to determine creditworthiness of prospective customers and feasibility of proposed projects.• Structured complex financial transactions involving state and local tax credits, multiple layers of public resources and a multitude of financial partners.Highlights:• Financed a mixed-use project which encompassed affordable housing units and a public library. This financing involved a mix of public and private entities with competing priorities and a complex bond structure.

Senior Underwriter• Developed workflows and coordinated all aspects of loan delivery for the production of commercial real estate loans for sale in the secondary mortgage market. • Coordinated the processing and closing of over $200 million in commercial mortgage loans originated through Wall Street Conduits, Life Insurance Companies, and Freddie Mac.• Improved Ward Cook’s client service quality rating through the implementation of “Tee-Up” meetings.

Asset Manager:• Managed a portfolio of multifamily properties financed utilizing low-income housing tax credits. • Monitored compliance with partnership documents and fulfillment of terms for capital disbursements.

Servicing Analyst• Responsible for monitoring a portfolio of multifamily loans located in the southeast region. Activities included operational analysis, conducting property inspections, and underwriting requests for assumptions and secondary debt.• Participated in development of the Standardized Multifamily Inspection Form. Assisted in drafting division wide servicing policies.Quality Assurance Risk Analyst• Developed standardized review protocols for each of the multifamily lending function (origination, servicing, property management, disposition and tax credit acquisition) to ensure compliance with organizational policies. Reviewed transactions and reported non-compliance to department management. Requested and reviewed departmental action plans.Records Manager• Centralized the Multifamily Records management function from five locations to one. Developed corporate multifamily file plan and supervised the reconfiguration of 10,000 loan files to support newly reorganized Multifamily Division.• Worked with the technology department to develop a program for tracking files throughout the organization. • Initiated and implemented a departmental restructuring that consolidated operational functions and saved $160,000 in General and Administrative expenses.Loan Processor Supervisor• Supervised the loan processing function for the northeast region. Interfaced with Multifamily Underwriters to expedite loan underwriting. • Developed recommendations to improve automated system to track, record and analyze property inspections and financial data which resulted in corporate recognition and a financial reward. Loan Processor• Ensured that loan submissions contained all of the information required for underwriting, reviewed for adequacy of materials submitted. Drafted loan commitments, processed rate locks, reviewed closing packages for completeness and transferred funds for closing.
