As “Estimator”, it is my responsibility to seek out new projects to bid on, coordinate site visits with numerous subcontractors, conduct multiple take-offs at a time, and provide the client with a written proposal or Lump Sum Bid. As “Project Manager,” it is my responsibility to coordinate and supervise numerous projects at the same time, issue subcontracts, order materials, track orders, and coordinate start dates. A complete description of my duties are listed below:• Estimator - Pick up plans & specs from architects or local print shops. Request bids and schedule site visits with owners & subcontractors. Perform a thorough take-off, generating a competitive bid while taking into account an acceptable profit margin. Provide a Lump Sum Bid, or a thorough itemized written proposal within a limited designated time line. • Project Manager - Order materials and initiate subcontracts for desired bidders. Hire architects and engineers to assist with project design to meet city, county, and state design requirements. Provide submittals & estimates to the client for all changes. Perform weekly coding of all invoices to assist accounts payable department with weekly billing. Provide written projection reports to the client for scheduling. Provide Operations & Maintenance Docs, Warranty Docs, and As-Built Drawings to the client upon completion of each project for their records.• Project Designer – Provide preliminary project design for potential clients to assist with attaining future projects. Assist with budgetary proposals when required.

Provide a thorough itemized written proposal within a limited amount of time. • Project Manager - Provide a submittal package for approval, and order materials when needed. Provide estimates to General Contractors for all changes. Assist billing & receivable department with information pertaining to each project as needed. Provide written projection reports to general contractors for scheduling. Survey sewer depth and slab elevation in order to verify necessary drop in sewer line from building to point of tie in per N.C. State Code. Address all changes in construction as project proceeds, including provide written change orders. Provide As-Built drawings to General Contractors upon completion of each project for their records.
