Assistant Property Manager
As a property manager, my responsibilities encompass overseeing the property with utmost diligence, dedicating requisite time and attention to its preservation. Key duties entail proficiently handling rental collections and other associated charges in accordance with tenant leases, ensuring prompt issuance of receipts to the Owner. I liaise on behalf of the Owner to arrange necessary repairs essential for property upkeep, collaborating with various vendors such as plumbers, electricians, and pest control specialists. Additionally, I meticulously maintain property grounds, encompassing tasks like debris removal, weed control, and landscape upkeep. Proactive measures such as painting, repairing, and renovating spaces are undertaken to enhance property aesthetics and prepare for seamless turnover to new tenants. Regular preventive maintenance activities, including filter replacements, gutter cleaning, and quarterly space inspections, are diligently carried out. Furthermore, seasonal maintenance tasks such as salting walkways and pest control are executed, alongside renovations aimed at modernizing or enhancing property value as per Owner directives. I navigate coordination efforts with relevant parties such as engineers and historical committees, ensuring compliance with requisite documentation for assigned responsibilities. Additionally, I address tenant inquiries and complaints, executing tasks outlined in tenant leases including procurement of supplies and labor for necessary repairs, as determined by my professional judgment.
Undergraduate Research Assistant
Assisting the department of Research and Economic Development through the Rise29 program in the exploration of various applications for industrial hemp. With a focus on a student startup, we are attempting to put this research into action and successfully develop a product solely using industrial hemp and a naturally setting resin epoxy.
Industrial Sales Assistant
Throughout the 12-week internship, I communicated with hundreds of manufacturers to acquire updated price and delivery of industrial parts, allowing me to acquire hands on experience with an assortment of parts and distributors from all over the world. I visited 30+ manufacturing plants, seeing everything from pharmaceutical manufacturing to plywood mills. I learned their processes, discussed engineering projects and was able to ask a vast amount of questions about the innovative practices within each plant. I received training from Motion and partnered vendors on belts, gears, motors, gearboxes and many other products furthering my knowledge of engineered applications. My education has taught me how to analyze an entire process, this internship has enabled me to identify the detailed parts and visualize the thought that goes into each manufacturing process. I was able to see the importance of food grade products, high tolerance parts, I saw high heat processes, dirty processes and learned communication skills valuable to this industry.
Rural Prosperity Initiative
I participated in the RISE 29 program which assisted the Vice Chancellor of Research, Economic Development and Engagement with researching innovative practices within rural communities in an effort to ensure the prosperity of health, wealth, education and work opportunities in eastern North Carolina’s rural communities. I and one other student coordinated with the Executive Director of the Division of Research, Economic Development and Engagement (REDE) on application efforts of the 2018 Farm Bill that legalized Industrial Hemp and the benefits to farmers, including soil regeneration, annual costs and predicted returns of cultivation, manufacturing opportunities and other topics. I also collaborated with eight other students on six other projects to assess productivity of the projects, discuss alternative routes, ideas and ensure a beneficial outcome for each project. All of our projects were then written into a formal report that was presented to agricultural companies at an innovative agricultural seminar.
Process Improvement Coordinator
With the coordination of several departments, I took on a process improvement internship, putting myself in a position to do detailed analysis of various projects throughout each department. My biggest project involved researching, planning and facilitating an alternative solution to completing work orders. By utilizing seasonal staff to complete over 400 low end work orders, we were able to free up full time staff that could then focus on higher priority work orders, reducing cost and minimizing the time needed to complete each work order. To my knowledge this project is still being used today and continuing to save the company thousands of dollars. Along with this, I developed various documents that standardized processes. Many of these processes are used company wide, which allowed for less variety in work and became key elements in the training process of new employees. I also coordinated with division managers to develop an operations scorecard that analyzed data created from each department and could be used as a visual indication on how each department is performing each week. This internship helped me develop an extensive knowledge of google sheet, enhanced my communication skills and project management skills.
Field Operations Internship
Coordinated projects to minimize time for certain work functions in order to maximize time inspecting homes. Kept record of work orders opened, entered, and completed for each day comparing them to the previous year to track company’s progress in promptly addressing issues. Assessed and fixed issues found within vacation properties such as replacing light bulbs, repaired damaged furniture and locks, leaking faucets, and delivering missing items
Team Lead
I was responsible for optimizing warehouse space, allowing for maximum storage of furniture and minimizing downtime needed to re-arrange. I also managed 2-4 man crews onsite packing, moving and unpacking up to six full houses of furniture and merchandise per week. The job required heavy lifting and practical packing solutions that would ensure no damage to quality of sentimental items, ensuring a satisfied customer.
