Property Acquisitions/Property Funding Modeling Advisor: Counsel Reid Advisory managers about creating unlisted property funds for high-net-worth investors in its process of establishing new funds management business. Assist company with locating potential retail assets for investment. Accomplishments:• Created detailed financial model to determine feasibility of possible property investments, exceeding managers’ expectations.• Persisted in search for appropriate property in geographically weak market.

The primary functions of the role necessitated the management of a $70M+ property portfolio consisting of four office buildings and two shopping centres situated throughout SA and NSW, and 100 private, corporate and Government tenants. The portfolio accounted for a gross annual income of $4.5M.On acceptance of the portfolio, and in spite of a financially constrained environment; successfully reduced long term vacancy rates across the portfolio. This was done through effective collaboration and motivation of external property managers and leasing agents and resulted in, for example, securing a tenant for a retail property which had been vacant for over two years.

A diverse, multi-disciplinary position, with a high client service focus, where the primary objective was to manage a $509M national property portfolio; responsible for a gross annual income of $39.4M. It consisted of a $440M Industrial Fund with 40 properties and 67 tenants and two single property trusts (office buildings $69M); one in Canberra housing nine, mainly, Government agencies, and the other in Adelaide accommodating Australia’s leading energy supplier AGL. Additional responsibilities necessitated provision of leadership and strategic direction to a team of six asset managers and analysts; performance management of the team and the portfolio; capital transactions, loan covenants as well as the control of four critical sales and marketing campaigns, which returned $83M in property sales.Extensive interaction and communication with executive management, clients, staff, technical specialists and various external service providers: lawyers, leasing agents, valuers, property managers and leading financial institutionsMaintaining a comprehensive knowledge of the Funds Management and Property Industries, along with contemporary business practices, methods of operation, property and financial markets; global trends and ongoing technological advancements Staff recruitment, supervision, training and guidance of six direct reportsSpecial projects management including, for example, the initiation and organisation of four sales and marketing campaigns; design and delivery of strategic business plans in order to meet and maintain loan covenants Member of two Project Control Groups necessitating personally representing the owners of any one property to ensure capital works were managed in an appropriate manner, on developments of up to $16MAdministrative management of: various reporting activities, financial planning, property leasing and rent reviews, delegation, prioritisation of work and usual management functions

Major roles involved as a Syndicate Portfolio Manager of both Australian and US based syndicates included:• Responsibility for syndicate performance – Reviewing property performance, monitoring profit and loss and capital expenditure, providing recommendations to the property management team to maximise the performance of the portfolios.• Budget & business planning – Reviewing centre budgets and taking responsibility for the preparation of syndicate budgets. Through the budget process, a distribution recommendation was made for the budgeted year.• Management of debt funding and foreign currency hedging with the Treasury Department.• Annual and half yearly unit price calculations. • Maximise tax effectiveness of Syndicates.• Investor reporting/relations – Preparation of annual and half yearly reports to investors. Acting as a point of contact for Client Services on technical matters and investor inquiries.• Syndicate rollovers – Preparing financial forecasts, explanatory memorandums and correspondence for investors.
