Manager of two low-income housing programs comprised of 248 units. Direct supervisor to the Public Housing Specialist, Housing Assistant, and the Community Center Manager. Oversee Maintenance Staff of at least 6 technicians to ensure work orders are current, complete, and executed timely to ensure units stay in compliance with Uniform Physical Condition Standards (UPCS). Make decisions and find solutions to issues that arise while following policies in the federal register and other agency polices. Review cases involving violations of lease or program polices and determine solutions. Responsible for compliance in all aspects of reporting to ensure funding is received for our programs. Managed Section 8 Housing Choice Vouchers for over 500 participant families and up to 125 HUD VASH vouchers for veteran families to provide affordable housing to low income families in our area. Made decisions and found solutions to issues that arose while following policies dictated by HUD Federal Register. Reviewed cases involving violations lease or program polices and determined solutions. Mediated between property owners and tenants. Built relationships with property owners, Veteran’s Administration, and public assistance organizations. Managed Section 8 Housing Inspector to ensure all inspections and annual re-certifications were completed properly and on time.

Managed 125 veteran families receiving vouchers for the HUD VASH (Veterans Affairs Supportive Housing) program which provides affordable housing to homeless veterans in our area. Worked in coordination with the Veteran’s Affairs staff associated with the HUD VASH program and built relationships with local property owners and other community organizations. Made decisions and found solutions to issues that arose while following policies as dictated by HUD notices and policies.

-Assistant Manager for 245 units of Public Housing-Inspector for all units in our portfolio. Inspected units at move in and annually to insure Uniform Physical Conditions Standards are being met and units are in clean, safe, and sanitary condition -Updated and manged waiting list and current resident files-Maintained occupancy of 98% or better each month -Calculated income, assets, total income, adjusted income, and rent for each new resident and at re-certification annually -Created work orders for maintenance work requested on sites or in units, and ensured they were completed-Collected payments and balance accounts receivable daily

-Managed 129 Low Income and Section 8 units at Grandview Apartments in Fayetteville, AR-Screened all applicants to ensure eligibility -Managed files and recertified residents annually to stay current and in compliance-Accounts Payable and Receivable -Contact and Hire vendors as needed-Ensure work orders are preformed and complete in timely manner-Conducted regular inspections completed to ensure safe and sanitary conditions
