Set up & ran the construction division of JS Sullivan Development, ensuring its profitability and overseeing construction activities for new development from entitlement through construction & tenant leasing. Some direct duties involved Cost Management, Cash Flow analysis, staff management, Project Management, Estimating, Budget control, Subcontractor/Vendor buyout, contracts, Project Schedule management, Safety compliance, Project design & planning, architectural & engineering consultant management.Ultimately, 4/5 of the projects were extended in historic review & entitlement minimizing the expected construction operations, thus encouraging me to move on.

I was hired to head up one of their largest structural concrete projects by overseeing an aggressive 6th month structural package for the New Facebook campus as well as managing the seismic foundation portion of the Apple Campus 2.

Herrero bought Core Concrete Construction & my direct duties involved generating accounting system flow for self perform work between the General Contracting side & the rest of the concrete division for high rise multifamily projects from groundbreaking through completion.Herrero is a GC who's established itself in the San Francisco Market since 1955 and took on the challenging task of opening a new Concrete division at the tail end of a bad economy and kicked off their concrete division with a bang by building a 37-story married to a 24-story, connected by 15 stories of parking & shops.

Strategic consulting for Structural concrete projects initially & eventually hired to be the lead Project Manager for the structural portion of the Largest School Solar project in the world at that time. 51 school sites with combined 12.1 Megawatts, projected to save the district up to 90% of energy costs/year. Google Mt. Diablo Solar Project. We successfully completed all the schools within the aggressive 12 week schedule during the summer & prior to the new school year.Additionally, I used my GC & Concrete experience to manage up to 6 Multifamily projects within the next year.

Founding Aegis Builders allowed me a unique position in the booming Arizona construction industry by applying my combined prior architectural & construction skills as a land developer, construction manager, general contractor & subcontractor. We not only had the ability to take a client's project through design & entitlement, but would produce the set of Architectural & Structural documents to walk through entitlement. Then, on many occasions, also built or managed the project all the way through lease. Projects often consisted of Design & consulting Services, Custom Home new builds, Commercial office shell build outs, Healthcare Tenant Improvements as well as commercial & residential remodels.
