Maintenance Engineer
Perform supervisory detail of a 15 person crew for a 200+ unit, high end HI-Rise condominium. Performed daily meetings to provide direction, supply material and to go over the projects for the day/week/month. Performed daily inspections of mechanical components, AC equipment, and grounds, parking structures/garages, hallways and exterior shell of building to ensure proper upkeep and safety standards are met. Utilizing Building-Link software, generated work orders, assigned tasks and supplied daily update to management on all incidents that had occurred the night/day before.• Daily and weekly property inspection to create preventative maintenance schedule and to look for safety concerns like, trip hazards, water leaks, electrical and plumbing issues and delaminated concrete or spalling rebar. Constantly looking for projects and upgrades that can be performed in house to save money and increase property appearance and value.• The training of maintenance and security personnel in water extraction, leak identification, location and leak/mold prevention.• Meeting with Fire Dept., Heath Inspectors, Elevator Inspectors, Etc. to go over inspection results and to resolve any violations or issues discovered during inspections.• Actively assist the property manager with the procuring of bids for work contracted out.• The inspection and oversight of contractors performing work in the building’s common areas and in unitowner’s apartments, making sure that the contractor is performing work to standard, performing work according to the scope of work outlined in the contractor’s plans, permit and proposal, following all safety measures and is current on license and insurance• On Call (24) hours for emergency situations• Responsible for providing weekly maintenance supervisor reports and pictures for property manager tosubmit to the board of directors, updating them on work progress.• Maintained inventory and performance of tools and property owned golf/beach cart
