As Brownstein's director of office leasing and construction, JT Hammett is responsible for the management and oversight of the firmwide office lease portfolio, lease administration and improvement projects. Working with the firm’s chief operating officer and consulting brokers, he oversees the negotiations for the firm’s leases and related vendors for the portfolio. JT has special expertise in work letter provisions, project and budget management, bid analysis, FF&E installations, technology and network integrations, office moves and decommissioning. JT is known for his high level of critical and strategic planning and execution of large Headquarters relocations for Law Firms, Oil & Gas, Aerospace, tech, healthcare, first generation tenant improvements, industrial and manufacturing assignments and advanced understand of technology integration into new workplace design. JT is also a licensed Real Estate broker in the state of Colorado. Prior to JT's transition to Brownstein, JT Hammett was an associate director on the Savills, Inc. Denver-based project management team. In this role, JT’s responsibilities included Lease & Work Letter negotiations, planning, budgeting, scheduling, design management, vendor bid analysis and onboarding, construction management, audio visual/network/access controls (I.T.) integration and project oversight and management of Tenant Improvements and ground up construction and relocation strategy & management as a Tenant's and Owner's representative. In addition, JT was responsible for daily coordination with tenants, vendors and landlords, as well as final billing reconciliations. Over the course of his career, JT’s projects have ranged from managing complex post-award tenant fit-out projects on corporate lease assignments to Core & Shell ground up construction projects.In 2017, JT was recruited by Savills from Cushman & Wakefield where he first acted as a business analyst and then project manager within the firm’s project management group. He has served a wide-range of clients including Salesforce, CoorsTek, CSG International, Builder's First Source, Marathon Petroleum (Formerly Markwest Energy). As a business analyst, his day-to-day responsibilities focused on financial and business analysis including account review and reconciliation, consolidation and analysis of monthly P&L reports, monthly group financial reconciliations and overall group financial coordination.
