Mortgage Loan Processor (Junior)Mercury Savings & Loan Dec 1988 - Jun 1989Tustin, CaThis branch was an off-site lending centre, processing a mixture of retail loans written by in-house loan agents for the lender (my division), and wholesale loans submitted by brokers. I processed a workload of up to thirty loan applications at a time as the assigned processor for one of the two in-house loan agents.I was trained in the “Mortgage Flex” software system for applications such as opening, locking in interest rates, status updates and printing of government-regulated disclosure statements such as AAPR and Reg Z (similar to Comparison Rate Schedules in Australia, but more detailed and specific to each client and their quoted pricing).As this company believed in developing general mortgage knowledge within its staff, I was also cross-trained in drawing of loan documents for a large variety of loans, as well as conducting audits of signed documents before funding/settlement.As the fallout after the collapse of the FDIC began to affect many Savings and Loan institutions in America, this centre was closed permanently and all support staff made redundant. Months later, the parent company was placed with administrators.My first job in the industry after graduation. Such a great place to learn!

I qualified customers for and implemented overdue tax instalment repayment plans on automated computer systems. Operated various programs to research and analyse accounts, interpreting intricately-coded records to identify past problems. Resolved (or initiated) wage and bank account garnishments and determined the necessity of filing Federal Tax Liens against any real estate held by customers.A very flexible part-time position, including nights, while I was studying at university. High stress, intense environment, but I learned a great deal about customer service, specifically dealing with very angry people!
