While relocating from Walnut Creek to Sacramento, I spent time developing other skills. In so doing, I spent learning about business entities, business financials, and various investment opportunities. Formed multiple Limited Liability Companies (LLCs) for private investment companies. Created profit and loss statements and balance sheets. Formed business plans. Produced and maintained Excel spreadsheets to evaluate business propositions and to document revenue distributions. Produced LLC Operating Agreements, created and maintained Minute Books, organized and participated in investment strategy and operations meetings.

Headed the environmental planning division of the Walnut Creek and Sacramento branches of this predominantly Southern California and western United States engineering firm. Identified potential clients and secured several environmental planning projects including a highly controversial, 4000(+/-) acre, “Vineyards” community in Brentwood, California. Obtained environmental & project approval by working through legal constraints, satisfying agency and community desires, and meeting federal, state, and local environmental requirements while satisfying the needs of attorneys and elected officials.

Worked as a Land Use Analyst for a Bay Area law firm (Morrison & Foerster, LLP). Completed due diligence assessments on a variety of properties during the purchase and sale period. This involved fully evaluating the condition of properties, the opportunities to “maximize” development potential, and identifying constraints to realizing maximum development potential. Also read the environmental assessments prepared by other environmental firms to identify the “flaws” legal process, procedure, and content. My analyses were given directly to attorneys to help clients defend against lawsuits.

Managed the environmental planning division of MBA, which was later purchased by EDAW. Sought project opportunities, prepared comprehensive proposals, headed multi-disciplinary teams in both interviews and throughout project completion. Completed numerous environmental assessments for a variety of development projects and headed document preparation teams to meet legal requirements and client needs. Provided quality assurance and budget and schedule compliance. Supervised and maintained a small (6) staff. Prepared staff evaluations and gave performance reviews.

Project Manager for development company, creating a new town (called Santa Margarita) in Southern California. Reviewed development guidelines and policies outlining the permitted, prohibited and conditionally permitted uses and development standards for the growth of the community. Participated in design review and marketing meetings to coordinate planning and entitlement aspects with the marketing objectives of the company.

Prepared environmental assessments of proposed development projects which required staying abreast of annual updates of the California Environmental Quality Act (CEQA) update meetings. Adhered to strict schedules, timelines and legal requirements.
