Liaison with the Design and Senior Leadership to ensure Amenity Centers' timelines are met with the expected budget and quality. Effectively overseeing extensive high-end hospitality renovation projects thru management from inception to completion. Achieving project budgets thru aggressive negotiation on the buyout process and maintaining project schedules in a regular basis. Issuing Contracts, Change Orders, Pay Applications, periodical Project Status Reports and responsible for implementing and managing safety and quality control programs for the company. Constant communication with Owner´s Reps and A/E on potential savings and problem resolutions; Supervising and coordinating Superintendents, Controls Manager, Project Coordinators, and Project Engineers.

Lead of a team managing the development of a 32-acre five-star resort hotel -Montage Los Cabos- that included 122 hotel rooms, 52 high-end residences, spa, fitness & banquet facilities, as well as multiple restaurant, entertainment and sport venues, with a total project investment of USD242mm (USD107mm construction cost), completing the project with 1.5% above original budget. In charge of broad areas of responsibility that included design process oversight and management, Lender’s communications and response, Budget-Cost ratio analysis, control and monitoring, recommending preventive actions to Ownership, construction quality monitoring, oversight selection and engagement of contractors and suppliers, conducting monthly Stakeholders meetings, managing FF&E and OS&E.

In charge of developing a cost-effective plan and schedule for completion of projects following a logical pattern for utilization of resources. Overseeing performance of all trade contractors and implement solution plans for any problem encountered. In charge of multiple hospitality projects, (total of 66.8M) managing all aspects of the project from buy-out negotiation through issuing contracts, submittals approval, RFI´s, Change Orders, Pay Applications, Construction Schedule tracking to close-outs. Preparing and conducting Owner/Architect/Contractor meetings. Supervising the daily operation of the construction process in coordination with PM´s and project Superintendents. Managing and coordinating all aspects of the dismantling and re-building operation for a 97,000 sq. ft. Refrigerated Warehouse Facility in Corpus Christi, TX. Coordinating logistics of work with both, the Port of Corpus Christi Authorities and the final client, an international entity where the facility was re-built.

Overall responsibility for large preconstruction, construction management and construction projects in and out of México. Coordination of budgeting, estimating, scheduling, logistics, procurement, accounting and field activities, incorporating complex management tools. In charge of a total of 87-million hospitality and high-end residential projects. Coordinating Preconstruction programs with Owners, Owner’s Reps., Architects and Consultants throughout USA and México. Buying out projects, issuance of contracts, overseeing the daily construction activities through Project Managers, control & managing of projects operations and negotiations of change orders are part of the duties, as well as constant communication and coordination with Owner’s Rep on issues pertaining the projects. Coordinating new proposals preparation; both, Preconstruction and Construction.

In charge of a $19.8-million higher education construction projects, as part of the 2003 Construction Bond Program for the Alamo Community College District. Responsible for the buy-out process, issuance of contracts and scope of work. Create and update Construction Schedule and Schedule of Values. Other duties include preparation of Project Status Reports and Budget Analysis as well as overseeing the daily construction activities in coordination with Project Superintendents and Project Engineers.

In charge of a $38-million Capital Improvement Program for South San Antonio ISD which involved one new elementary school and additions & renovations to 13 campuses. Managed all stages of the Program for the District; supervised and coordinated Architects, Consultants and General Contractors from budget and design through bidding, construction, and program closeout. Created monthly executive reports for the Board of Trustees; coordinated an in-house team of 11 people. Program finished under budget with savings of $990 thousand in change order negotiations. Other duties include design-constructability review for a broad range of project types.
