Junya Igarashi has approximately twenty five years' experience in providing real estate valuation services for Japanese and international clients: several purposes including purchase price allocation, impairment test, mortgage, investment, portfolio valuation, and fairness opinion. The matter was settled out of court and a substantial compensation was made to the investors. - Appraised a trophy building and its site located in the center of Osaka for commercial use at approximately JPY 20 billion for acquisition purpose on behalf a cross-border institutional investor. - Performed quarterly appraisal review of a property portfolio (comprised of residential, commercial, office, and industrial properties that were located in a number of principal cities in Japan) on behalf of an international institutional investor who has in-vested in the portfolio since 2004.- Performed periodic valuation services to analyze the reasonableness of transaction value which several unlisted J-REIT have invested in for Japanese institutional investors since 2016. - Appraised a hospital property and estimated its market value to assess the reasonableness of the transaction price between the affiliated companies of a Japanese corporation. - Valued annually 50 properties for accounting purposes under IFRS (International Financial Reporting Standards), USGAAP (Generally Accepted Accounting Principles), and Japanese Accounting Standards for Japanese and international clients since 2004. - Provided litigation service as an expert witness at Singapore High Court.
